Arjan is best known locally for hosting Dubai Miracle Garden and Dubai Butterfly Garden, giving it an unusually green identity compared with other Dubailand sub-communities, a genuine, well-documented tourism draw in its own right.
Arjan has no Metro station of its own. Sources differ on which existing Red Line station is nearest, some cite Dubai Internet City Station at roughly 12 minutes by road, others cite Mall of the Emirates Station at roughly 10 to 15 minutes, but both agree neither is walkable. Road access is the real strength here: Sheikh Mohammed Bin Zayed Road (E311), Umm Suqeim Street (D63) and Al Khail Road (E44) all serve the area directly, and RTA Bus route F36 also runs through it. Royale Stays has not found a credible source confirming the planned Metro Blue Line will serve Arjan directly, despite one marketing site’s claim; the Blue Line’s published station list does not include Arjan or anywhere near it.

A more defensible data point from the same source: 1-bedroom pricing in Arjan running roughly 40% below comparable Business Bay units, which fits Arjan's core positioning as an affordability play relative to established short-term rental hubs.
