How this calculator works

The estimate. Enter your current or expected annual long-term rent. Based on real Royale Stays portfolio quotation data, a professionally managed short-term rental grosses roughly 1.53 times the equivalent long-term rent (verified across multiple Downtown, Marina and Palm units), adjusted modestly by community to reflect nightly visitor demand. The calculator applies this ratio, then deducts the costs below to show net annual earnings.

Annual service charges (DEWA, district cooling and internet), deducted by property type: studio AED 12,300; 1-bed AED 16,800; 2-bed AED 21,300; 3-bed AED 28,500; villa AED 36,000.

Management scenarios. Self-managed (no management fee, but ~10% platform fees and lower occupancy), an average Dubai company (20% management fee) and Royale Stays (from 15% all-inclusive fee).

Currency. Fixed reference rates (June 2026): 1 AED = 0.2723 USD; 1 AED = 22.58 INR. Results are estimates only.

How is the estimated ROI calculated?
The calculator applies area-specific gross STR yield benchmarks from the Royale Stays portfolio (2025-2026 data) to your property value, then deducts the cost structure for each scenario. Self-managed costs: platform fees (~10%), cleaning (~15%), utilities (~8%). Average company: 22% management fee plus utilities and maintenance. Royale Stays: from-15% all-inclusive fee plus utilities and maintenance. LTR yields use Dubai Land Department and Bayut market reports.
Are these returns guaranteed?
No. Figures are estimates based on portfolio averages and published market benchmarks. Actual returns depend on property condition, furnishing quality, specific unit location, market conditions and management execution. What is the difference between gross and net yield?
Gross yield is annual rental income divided by property value before any expenses. Net yield deducts all operating costs: management fees, cleaning, utilities, maintenance and licensing. This calculator shows net yield for each STR scenario and gross yield for the LTR baseline so you can compare like for like.
Why does Royale Stays show the highest return?
Two compounding factors: a lower fee and better occupancy. The from-15% Royale Stays fee saves approximately 7 percentage points versus the 22% industry average. Royale Stays also achieves 88% average portfolio occupancy versus approximately 86% for typical companies and 83% for self-managers. Both effects combine to produce meaningfully higher net annual income.
Does property type affect the calculation?
The calculator uses area-level yield averages across property types. Studios typically deliver higher percentage yields; larger units deliver higher absolute income. Villas are only available in Mag City (MBR City), which has the highest STR yield in the portfolio at 15.4%. What currency does the calculator use?
All calculations run in AED. The USD and INR toggles apply fixed reference rates: 1 AED = 0.2723 USD and 1 AED = 22.58 INR (June 2026). The AED has been pegged to the USD since 1997, so AED/USD conversion is highly stable regardless of when you use the tool.
