Royale Stays runs scheduled maintenance and inspection checks on every managed property between guest stays, separate from the DTCM’s own annual holiday home inspection, covering air conditioning, appliances, furnishings and general condition. A deeper inspection runs on a longer cycle to catch issues that only show up over time, such as mattress wear, cabinet hinges or grout in wet areas. Repairs and maintenance

When a guest reports a problem during a stay, whether that is a broken appliance, an air conditioning fault or a plumbing issue, it goes straight to our maintenance team rather than sitting in an inbox. Most repairs are resolved the same day, using an approved network of electricians, AC technicians and plumbers we already work with across Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so there is no delay finding a contractor mid-stay. Routine repairs and general wear and tear are covered under the same management fee that handles pricing, guest communication and setup. For anything larger, such as a full appliance replacement, we contact the owner first and get sign-off before any work goes ahead, so there are no surprise invoices.

Seasonal AC readiness

Dubai’s summer heat makes air conditioning the single most guest-affecting piece of equipment in any managed property. We schedule AC servicing ahead of the hottest months rather than waiting for a breakdown mid-stay, checking coils, filters and drainage for the condensation issues that come with the region’s humidity. A property that loses cooling during a July or August stay is one of the fastest ways to receive a poor review, so this is treated as a priority maintenance item rather than routine upkeep.

Post-summer servicing gets the same attention. AC units that run continuously through the peak months are due a filter and drainage check as demand eases, rather than being left until a fault shows up mid-stay the following season.

How we triage maintenance requests

That record feeds directly into the owner’s monthly report, so a pattern, such as the same appliance needing attention more than once, is visible rather than buried across separate conversations. We also use the same contractors repeatedly across a given building or area rather than sourcing a new one each time, since an electrician or AC technician who already knows a property’s layout and unit history works faster and more reliably than someone starting from zero. Reliability on this side matters more than it might seem: a maintenance visit that drags on or requires a second attempt is one of the more common sources of guest frustration during a stay, even when the underlying issue itself was minor.

Housekeeping between stays

Every property gets a full clean and a complete linen and towel change between every guest, to the same standard you would expect from a hotel turnover rather than a quick tidy.
