About Samana Hills
Samana Hills is a residential building in Arjan, Al Barsha South 3, Al Barsha South, Dubai, developed by Samana Holding Ltd through its subsidiary Samana International Real Estate Development. Property research source propsearch.ae, which also publishes the building's own Dubai Land Department (DLD) transaction history, describes it as a completed, six-storey mid-rise development. The developer's own site, branded Samana Developers, independently lists the same project in its own portfolio under the same name, confirming the same developer and building.
Per propsearch.ae, the project was first traced in July 2016, with construction starting in June 2019. The original estimated handover was March 2020, though construction was not finished until June 2022. The developer's own press materials state that the building's superstructure was completed ahead of schedule in September 2020, with Samana Developers crediting a double shift of workers and remote monitoring during the Covid-19 period, though final handover of the completed building followed roughly two years later. The architectural consultant was Arec Engineering Consult, and the main building work was carried out by Atcon Constructions. According to the Land Department, the project was valued at AED 34,638,000 at the time of registration, an estimate submitted by the developer prior to construction.
Samana Developers has a large portfolio of similarly-named projects across Dubai. Samana Greens, also in Arjan and by the same developer, is a separate, smaller building with around 122 to 128 units across 5 storeys, compared with Samana Hills' roughly 205 units across 6 storeys, so the two should not be confused despite the shared developer and community. Samana Park Views and Samana Skyros, both also in Arjan and developed by the same company, are likewise separate, independently named buildings, as are the developer's differently-located Samana Hills South projects, which despite the similar name are distinct developments.

Unit Types at Samana Hills
Samana Hills comprises a mix of studio, one-bedroom and two-bedroom apartments, confirmed independently by propsearch.ae and the developer's own site. Dubai Land Department transaction records for the building, published via propsearch.ae, show studios around 351 to 360 sq ft, one-bedroom units around 587 to 722 sq ft, and two-bedroom units around 1,495 sq ft. Propsearch.ae's own overview separately gives a wider general size range of around 360 to 1,375 sq ft across the building, which does not fully align with the largest registered two-bedroom transaction and most likely reflects a different unit layout or measurement point rather than a factual conflict. Total unit count is reported as 205 units by propsearch.ae; this figure is not independently corroborated by a second source, so it is presented here as reported rather than cross-confirmed.
The developer's own marketing materials for Samana Hills describe every apartment type, studio, one-bedroom and two-bedroom, as including a private pool. Propsearch.ae's independent building guide partly confirms this for the larger units only, noting that "the large two-bedroom properties have plunge pools on their private terrace," but it does not mention a private pool for studio or one-bedroom units. The two-bedroom private plunge pool is therefore confirmed by two sources, while the studio and one-bedroom private pool claim is a developer-stated feature only.
Amenities
Facilities at Samana Hills include an infinity pool, a children's pool, a gymnasium, a kids' play area and a coffee shop, per propsearch.ae. The same source notes six ground-floor retail stores, a pool deck with flexible seating and barbecue facilities, manicured garden elements, and over 200 parking spaces. The developer's own site separately lists a large leisure pool deck, a fitness centre, a rooftop jogging park, a rooftop basketball court, a sauna and steam room, and an outdoor cinema.
Transportation & Access
From Samana Hills it takes roughly 22 minutes to drive to Dubai Mall, 17 minutes to Palm Jumeirah, 19 minutes to Burj Al Arab and 22 minutes to The Walk, JBR, per propsearch.ae. Dubai International Airport (DXB) is roughly 27 minutes away by car, and Al Maktoum International Airport (DWC) is roughly 32 minutes away. The developer's own site separately notes direct access to Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road, placing Mall of the Emirates and Dubai Hills Mall within a 10 to 15 minute drive, and Downtown Dubai and Dubai Mall within 20 to 25 minutes.
Drive-time estimates are sourced from the building's own portal and developer location records (mapping-service routing under typical traffic) and are general guidance, not live traffic information.

Pricing figures above are drawn only from Dubai Land Department records with a Transaction Type of Sale; separate Mortgage Registration records for the building (which reflect financing amounts, not necessarily a unit's arm's-length sale price) were excluded rather than presented as sale prices. Figures are a general guide, not a live quote.
Airbnb & Short-Term Rental Income Potential
Dubai Land Department transaction records classify units at Samana Hills under the standard residential "Flat" sub-type, not a hotel-apartment classification, so the building follows the usual freehold-apartment route for a Dubai holiday-home permit rather than needing to go through a building management company. See Royale Stays' Dubai holiday home permit guide for how a DTCM permit application generally works for a freehold owner in this position, covering eligibility, required documents and the general approval process. Arjan is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no active-management history or earnings figures are implied for this specific building.
Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays' core managed areas can enquire about the company's standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance.
