About Samana Skyros

Samana Skyros is a residential building by Samana Developers, currently under construction in Arjan, within Al Barsha South 3. The 17-storey tower (propsearch.ae separately lists 18 storeys plus 3 basement levels) is designed around a Greek-inspired theme, in keeping with Samana Developers' wider naming convention across the Arjan area, which also includes Samana Mykonos Signature. Skyros itself is a real Greek island, and the name has no connection to any other Dubai project.

Construction began in November 2023, with an original target completion window of Q2 2026 (specific estimates ranged from April to June 2026 depending on the source). As of this guide's most recent check, that window has passed without any source confirming Samana Skyros has been completed or handed over: there are no delivered units, no residents, and no rental or Airbnb history to draw on yet. Samana Skyros is a separate building from Samana Park Views, the other Samana Developers project in Arjan that Royale Stays already covers: Park Views was completed and is a smaller, 7-storey building, while Skyros is a larger, still-under-construction tower a short distance away in the same district.

Location & Nearby Landmarks

Samana Skyros sits in Arjan, part of Al Barsha South 3 within Dubai's Dubailand master plan, the same district covered by Royale Stays' dedicated Arjan area guide, which has the fuller picture on connectivity, nearby landmarks (including Dubai Miracle Garden and Dubai Butterfly Garden) and the wider Arjan rental market.

Royale Stays also covers three other buildings in Arjan: Samana Park Views, the other Samana Developers project in the district, Uniestate Supreme Residence, built by a different developer, and DAMAC Westside. For Royale Stays' management approach across Dubai more broadly, see our Airbnb management services page.

Unit Types

Samana Skyros is planned with studio, one-bedroom and two-bedroom apartments, several including a private pool on the unit's own balcony. Studio units run around 431 sq ft, with prices starting from around AED 649,000 per propertyfinder.ae. Exact unit-type counts vary slightly by source; Royale Stays does not present a granular breakdown here that it cannot independently confirm.

Amenities

Because the building has not been handed over, no amenity can yet be confirmed as delivered. Current marketing materials point to a balcony pool feature in many units, additional shared pools, a fitness center, a barbecue area, valet service and a children's playground, typical of Samana Developers' recent Arjan-area projects. These figures come from a single source and should be treated as expected, not confirmed.

Transportation & Access

Arjan sits within Dubai's Dubailand master plan, with road access toward Sheikh Mohammed Bin Zayed Road connecting onward to the wider city. As with any off-plan project, Samana Skyros' final building-level access details will be confirmed at handover; in the meantime, Royale Stays' Arjan area guide has the fuller picture on getting around the district today.

Samana Skyros is currently sold on an off-plan payment plan basis directly through Samana Developers and its sales partners, not on the resale or rental market: there is no completed-unit pricing or rental-transaction history to report yet, since no units have been handed over. Developer-side inventory shows as fully sold on major portals, meaning today's buyers are largely working through the resale or assignment market rather than booking directly from Samana Developers. Owners considering Samana Skyros today are buying ahead of delivery, which is a different decision than buying a completed, income-producing unit.

Airbnb / Short-Term Rental Income Potential

Samana Skyros has not been delivered yet, so there is no current Airbnb listing, booking history, or income figure for this building, and this guide does not invent one. Once the building is handed over, short-term letting in Arjan would run through the same DTCM holiday home permit that applies across Dubai, alongside whatever short-term letting policy Samana Skyros's own building management puts in place after handover.

Studio and one-bedroom layouts with a private balcony pool, of the kind planned for Samana Skyros, have performed well for short-term letting in comparable Arjan buildings once delivered. Samana Park Views, the other Samana Developers building in the same district, already has a confirmed, live Airbnb listing tagging the building by name. That is not a claim about Samana Skyros itself, which remains under construction, but it is a reasonable indicator of the kind of demand a similar unit type in the same immediate area could see after handover. For an owner who buys into Samana Skyros today, the realistic sequence would be: wait for handover and title deed, confirm the building's short-term letting policy once management is in place, apply for the DTCM permit, and only then consider furnishing and listing the unit. Royale Stays works with owners preparing units for holiday-home management from the point of handover onward, including buildings still under construction today, covering furnishing, photography, pricing, check-in and guest communications for a fee starting from 15%.

Samana Skyros is still under construction, with its original Q2 2026 target now passed without confirmed delivery, so there is no current income or occupancy figure to share for this specific building yet. Frequently Asked Questions

No. As of this guide's most recent check, Samana Skyros is still under construction. The original target completion window was Q2 2026, with estimates ranging from April to June 2026 depending on the source, and that window has now passed without any source confirming the building has been handed over.
Samana Skyros is in Arjan, within Al Barsha South 3, part of Dubai's wider Dubailand master plan.
Not yet, since the building isn't delivered. Once handed over, short-term letting would require a DTCM holiday home permit, the same requirement across Dubai, plus confirming the building's own short-term letting policy once management is in place after handover.
The development is planned for an estimated 441 units across studio, one-bedroom and two-bedroom layouts, with many units including a private balcony pool.
No, these are two separate buildings in Arjan by the same developer, Samana Developers. Samana Park Views is a smaller, 7-storey building already completed. Samana Skyros is a larger, 17-storey tower still under construction.
