About Siraj Tower

Siraj Tower is a residential building in Arjan, Al Barsha South 3, Al Barsha South, Dubai, developed by Al Madar Holdings through its subsidiary Al Madar Investment. Property research source propsearch.ae, which also publishes the building's own Dubai Land Department (DLD) transaction history, describes it as a completed, 30-storey residential skyscraper. Bayut's independent building guide for the tower confirms the same location and developer, referring to the builder as Al Madar Development, the same broader Al Madar group named in the Land Department's own record for the building, "AL MADAR SIRAJ TOWER."

Per propsearch.ae's milestone table, the project was first traced in October 2007, with construction starting in October 2008. The original estimated completion date was February 2016, and construction finished the following month, in March 2016, a build programme of roughly seven and a half years. According to the Land Department, the project was valued at AED 282,876,000 (around USD 77 million) at the time of registration, an estimate submitted by the developer prior to construction. Bayut's guide describes the tower's design as inspired by Roman and Spanish architecture.

Al Madar has developed other distinct projects across Dubai under the same broader group name, including Burj View Arjan, also in Arjan, and Al Madar Scala Tower in Business Bay, each a separate building with its own name and location, so Siraj Tower should not be confused with either.

Unit Types at Siraj Tower

Siraj Tower comprises a mix of studio, one-bedroom and two-bedroom apartments, per Bayut's building guide, which reports 354 residential units across the tower's 30 floors. Bayut gives studio sizes of around 415 to 500 sq ft, one-bedroom sizes of around 811 to 940 sq ft, and two-bedroom sizes of around 1,500 sq ft. Dubai Land Department transaction records, published via propsearch.ae, independently show studios selling at around 412 to 415 sq ft, consistent with Bayut's studio range. Propsearch.ae also lists a live one-bedroom listing for sale and for rent in the building, confirming the one-bedroom unit type. The total unit count of 354 is reported by Bayut only and is not independently corroborated by a second source, so it is presented here as reported rather than cross-confirmed.

Dubai Land Department records reviewed for this building also include at least one larger unit, 2,013 sq ft, registered under a "3-bed" room type, which is not mentioned in Bayut's own studio, one-bedroom and two-bedroom breakdown for the tower. This is disclosed as a genuine discrepancy between the two sources rather than resolved to one figure, and may reflect a combined or reconfigured unit not captured in Bayut's general unit-type description.

Facilities at Siraj Tower include swimming pools with an accompanying sauna and steam room, a gymnasium, a jacuzzi, a kids' play area and a party hall used for resident events, per Bayut's building guide. The tower has multiple high-speed passenger elevators plus a dedicated service elevator, basement parking with an allotted spot for each apartment, and additional outside parking for guests. Bayut also notes 24-hour security staff with CCTV coverage throughout the building, central air-conditioning supplied via Empower's district cooling network, and an attractive lobby with a round-the-clock front desk and concierge service. Floor plans for the building are available to view on Bayut.

Drive-time and transit estimates are sourced from the building's own portal location records (mapping-service routing under typical traffic) and are general guidance, not live traffic or transit information.

Price Guide: Buying at Siraj Tower

Dubai Land Department-recorded sales at Siraj Tower include several studio apartments: a 415 sq ft unit that sold for AED 570,000 in August 2026 (around AED 1,370 per sq ft), and multiple 412 to 415 sq ft studios that sold for AED 550,000 in August 2026 (around AED 1,320 to AED 1,330 per sq ft). A larger 2,013 sq ft unit, registered under a 3-bed room type, sold for AED 2,050,000 in August 2026 (around AED 1,020 per sq ft). Propsearch.ae's own transaction ledger for the building lists 50 sale-related DLD records in total.

Pricing figures above are drawn only from Dubai Land Department records with a Transaction Type of Sale; a separate Mortgage Registration record found in the same batch of transactions (AED 1,435,000 for a different 2,013 sq ft unit on the same day as the sale above) was excluded rather than presented as a sale price, since it reflects a financing amount, not necessarily an arm's-length sale price. Figures are a general guide, not a live quote.

Airbnb & Short-Term Rental Income Potential

Dubai Land Department transaction records classify units at Siraj Tower under the standard residential "Flat" sub-type, not a hotel-apartment classification, so the building follows the usual freehold-apartment route for a Dubai holiday-home permit rather than needing to go through a building management company. See Royale Stays' Dubai holiday home permit guide for how a DTCM permit application generally works for a freehold owner in this position, covering eligibility, required documents and the general approval process. Arjan is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no active-management history or earnings figures are implied for this specific building.

Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays' core managed areas can enquire about the company's standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance.
