About The Springs

The Springs is one of Emaar Properties' founding Emirates Living communities: a gated development of terraced and semi-detached villas and townhouses built around a network of artificial lakes, just inland from Dubai Marina and Jumeirah Beach. The wider community is divided into 15 named sub-communities, 14 numbered residential clusters (Springs 1 through 12, 14 and 15, there is no Springs 13) plus The Springs Souk, the community's own retail town centre, and Bayut reports more than 4,800 villas and townhouses across the whole development. The Springs is one of four communities commonly grouped as Dubai's Emirates Living cluster, alongside The Meadows, The Lakes and The Greens, and directly borders the ultra-luxury Emirates Hills enclave. Homes across the community are predominantly two and three-bedroom semi-detached villas and townhouses, though a documented minority of larger four-bedroom homes exists in some numbered clusters, including Springs 2. No specific launch year for The Springs as a whole was independently confirmed during this research, though press coverage from as early as 2005 confirms active resale activity by that date, consistent with the community being one of Emaar's founding Emirates Living developments delivered from the early-to-mid 2000s, the same era as neighbouring Emirates Hills (launched 2003) and The Meadows (launched 2002).

Properties in The Springs are predominantly two and three-bedroom semi-detached villas and townhouses, each with its own sheltered car parking, a private front garden or verandah, and access to a shared community pool. A documented minority of larger four-bedroom homes exists in some numbered clusters, Springs 2 among them. Individual unit sizes vary by cluster, ranging from roughly 1,690 square feet up to just under 4,000 square feet based on the floor-plan data gathered across Royale Stays' own numbered Springs guides.


Amenities

The Springs Souk, the community's own retail town centre, anchors daily life with a Spinneys supermarket, a Milk & Honey specialty grocer, Carrefour Market, Reel Cinemas, Dig It (an indoor play zone for children), retail stores, beauty salons and a range of restaurants and cafes. Every one of the 14 numbered sub-communities additionally has its own shared swimming pools, BBQ and picnic areas, children's play parks, and mini basketball and tennis courts. The community's own mosque, Masjid Wahid, sits in Springs 7, and residents are a short drive from the Address Montgomerie golf course and the Emirates Golf Club's Majlis and Faldo courses.


Transportation & Access

The Springs connects to the rest of Dubai primarily via Al Khail Road (E44). As a low-density, car-dependent villa community, public transport options are limited: the nearest metro option is DMCC Metro Station, roughly an 8-minute drive away, and the F31 feeder bus services the neighbourhood. Most residents and visitors rely on a private car or taxi, the same pattern as every other Emirates Living community.


No single, independently verified rental or sale figure for The Springs as a whole met this guide's two-source verification standard at the time of writing, so no specific AED figure is quoted here. Royale Stays does not currently manage a property in The Springs or any of its numbered sub-communities, so no Springs-specific booking data is included in this guide. Emaar's development of The Springs carries no short-term-letting restriction of the kind that applies to hotel-branded buildings like Vida, so a Springs villa is not structurally blocked from holiday-home use.
