Springs 1

Springs 1 is one of The Springs' numbered gated sub-communities, sitting on the western edge of the wider development, next to Jumeirah Islands and close to Al Asayel Street. It is a low-rise, villa-only pocket of Dubai's Emirates Living cluster, built by Emaar as part of the same 2000s to 2010s Emirates Living rollout as the rest of The Springs. Royale Stays does not currently manage a property in Springs 1, but the company runs an active villa-management portfolio elsewhere in Dubai, including MAG City, DAMAC Hills and DAMAC Hills 2, with a fee from 15 percent covering furnishing, photography, pricing, check-in and guest communications.

About Springs 1, Dubai

Springs 1 sits on the western side of The Springs, next to Jumeirah Islands and close to Al Asayel Street (D72). Villas here come in 2 and 3-bedroom configurations, with some owners extending or upgrading their layouts over the years, so a handful of current listings show an extra room on top of the base footprint. Two-bedroom villas typically run from around 1,650 to 1,860 square feet, while 3-bedroom villas range roughly 2,250 to 3,900 square feet depending on the plot and any extensions. Every villa in Springs 1 shares the same general design language as the rest of The Springs: fitted kitchens, a study or guest-room option, a laundry area, and a private garden or balcony looking onto shared green space or a lake.

Springs 1 is on the opposite side of The Springs from Springs 10, another numbered gated sub-community within the same Emirates Living development that Royale Stays also covers in a separate guide. The Springs is made up of several numbered gated sub-communities in total; Springs 1 and Springs 10 sit in different parts of the wider development and are not the same address.


Amenities

Springs 1 residents share the wider Springs community's full amenity set: a Spinneys supermarket, pharmacy, medical clinic, banks, shops, restaurants and cafes, swimming pools, a fitness centre, and tennis and basketball courts, alongside outdoor barbecue areas and children's play areas. Springs 1 itself adds two of its own community parks and runs on 24-hour security. Landscaped lakes and mature palm and shade trees run through the community, and several of its internal walking and cycling paths connect directly to neighbouring Emirates Hills.


Location & Getting Around

Springs 1 sits on Al Asayel Street on the western side of The Springs, a short drive from Sheikh Zayed Road and well placed for both Dubai Marina and JLT, plus the wider Emirates Living schools and clinics that serve the whole cluster. Its position next to Jumeirah Islands keeps it away from through-traffic while still leaving a quick run to the city's main arteries.

Airbnb & Short-Term Rental Potential

Royale Stays does not currently manage a property in Springs 1, so there is no Royale-specific occupancy or nightly-rate data to share here, and this session's fresh research found no third-party short-term-rental listings specific to Springs 1 either.

For a real, evidenced example of what a Royale Stays-managed Dubai villa can produce, the company's own MAG City four-bedroom villa achieved an average daily rate of AED 1,399 at 80.22 percent occupancy across a four-month tracked window from December 2025 to April 2026, in a different part of Dubai to The Springs. Royale Stays separately manages villa properties in DAMAC Hills and DAMAC Hills 2. Royale Stays' Dubai villa-management experience covers furnishing, photography, pricing, check-in and guest communications for a fee from 15 percent. Springs 1 is a freehold Emaar-developed villa community with no hotel-brand or serviced-apartment restriction attached to it. Emaar being the developer does not itself block short-term letting, and The Springs carries none of the Vida-branded restrictions that apply elsewhere in Dubai. A standard DTCM holiday-home permit process applies to individual villa owners here, the same as in any other freehold Dubai community.
