About the Community
The Meadows is one of Emaar’s founding Emirates Living communities, a gated, family-oriented villa development spread across nine landscaped sub-communities, Meadows 1 through Meadows 9, each with its own entry point and, per Bayut’s own community guide, one of 20 different architectural styles used across the wider development. Emaar launched the project in 2002, and press coverage from the time (Gulf News and Khaleej Times both reported a 154-villa handover in July 2003 as part of an early construction phase) confirms the community was already delivering homes by the following year, with the full nine-cluster, roughly 1,800-villa community reaching its present scale by around 2004.
Homes are predominantly two-storey villas in 3 to 7-bedroom configurations, each with a private garden, garage and balconies, arranged around the community’s own network of artificial lakes, tree-lined streets and parks. The Meadows sits within the wider Emirates Living masterplan, directly bordering Emirates Hills, The Lakes, The Springs, Jumeirah Lake Towers (JLT) and Jumeirah Islands, and sits next to the Address Montgomerie golf resort.
One source (propsearch.ae) describes a narrower 3 to 6-bedroom range rather than 3 to 7; the wider 3 to 7-bedroom figure is used here as the better-corroborated reading, cross-confirmed independently by Bayut and by multiple other property-portal community guides. The Meadows should not be confused with The Meadows Village, which is simply the community's own smaller secondary retail strip between Meadows 4 and 5, not a separate development, nor with any unrelated project of the same name; no other Dubai or wider-UAE community trading under the bare name "The Meadows" was found during this research.
Location & Nearby Landmarks
The Meadows sits off Sheikh Zayed Road, close to Interchange 5, within the wider Emirates Living masterplan alongside Emirates Hills and The Lakes, both already covered in Royale Stays’ own Emirates Living guides, as well as The Springs and Jumeirah Islands. The community is close to Dubai Marina, Dubai Media City and the Emirates Golf Club, and sits directly next to the Address Montgomerie golf resort, whose clubhouse and golf academy are available to Meadows residents. The Meadows Souk, just outside Meadows 6, holds a Spinneys supermarket, a Fitness First gym, cafes, restaurants and specialty retail, while the smaller Meadows Village strip between Meadows 4 and 5 covers everyday needs closer to home.

Precise floor-plan sizes vary too widely by cluster and source to state a single reliable square-footage figure here; a specific villa's built-up area is best confirmed against its own Dubai Land Department title deed or a current portal listing rather than a community-wide average.
Amenities
Residents have access to a health club with gyms, a swimming pool, tennis courts and a sports hall, alongside a community mosque and petrol station. Schools within easy reach include Dubai British School and Emirates International School, both close to the Meadows Village retail strip, plus other schools and nurseries across the wider Emirates Living masterplan. Golf is a defining amenity here: the community sits directly against the Address Montgomerie’s 18-hole championship course and its floodlit 9-hole par-3 academy course, both open to residents on a paid or membership basis.
Transportation & Access
The Meadows has no Metro station of its own; the nearest Red Line stations sit toward Dubai Internet City and Mall of the Emirates, reached from the community by car, taxi or RTA feeder bus. Like most Emirates Living villa communities, day-to-day life here is car-dependent, with direct access onto Sheikh Zayed Road via Interchange 5 for the rest of Dubai.
Rental & Price Trends
The Meadows’ resale and rental market has stayed active since original handover, one of the more established Emirates Living communities. As with other freehold villa communities, owners should expect a smaller comparable-listing pool than in apartment-heavy parts of Dubai, and pricing varies meaningfully by sub-community, villa size and lake or golf-course frontage. One portal-reported figure set (a single source, not independently cross-verified against Dubai Land Department transaction records this session) put average asking prices anywhere from roughly AED 8-9 million for a 3-bedroom villa up to around AED 19-20 million for the largest 6 to 7-bedroom homes; these are treated as indicative only and are not reproduced as verified figures here.
Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a The Meadows villa, requires a DTCM holiday home permit.
