Binghatti Amber is a 23 to 24-storey residential tower by Binghatti Developers in JVC's District 11, completed in December 2024. It is not to be confused with Binghatti Amberhall, a separate, still-under-construction sister project by the same developer in JVC's District 13: the two share a name and a developer, but they are different buildings in different sub-districts, on different completion timelines, with a different unit mix.
The building is structured as ground plus four podium levels, nineteen residential floors, and a roof. Binghatti's own project page lists the tower at 23 storeys, while two independent property portals list it at 24: this is a minor counting-convention difference (whether the roof level is counted as its own storey), not a factual conflict, and both figures are specific to Amber rather than borrowed from Amberhall or another Binghatti project.
Construction ran from around June 2023 through December 2024, and the building is now fully handed over. Per Binghatti's own published figures, Binghatti Amber holds 556 residential apartments alongside 68 offices and 17 retail units, a combined total of 641. A separate estimate of 726 total units also appears on some third-party listings, but Royale Stays treats the developer's own published count as the primary figure for this guide.
Binghatti Amber sits within JVC District 11, with direct access onto Al Khail Road, Sheikh Mohammed Bin Zayed Road and Hessa Street. The Circle Mall is roughly a 5-minute drive away, and Cinepolis cinema is approximately 0.7 kilometres from the building. Royale Stays also publishes a dedicated JVC Airbnb management guide covering the wider district for owners weighing this area against others.
The Dubai Butterfly Garden is around a 10-minute drive, and Mall of the Emirates is roughly 15 minutes away. Multiple landscaped parks sit within half a kilometre of the building: JVC as a whole has more than 30 such parks spread across the community. Downtown Dubai, Dubai Mall and Burj Khalifa are roughly 20 minutes away by car, Dubai Marina is approximately 17 to 25 minutes depending on traffic, and Dubai International Airport is around 25 to 28 minutes away.
Owners comparing options within the same community may also want to review Royale Stays' guide to Binghatti Heights, another Binghatti-developed tower in JVC, though in a different sub-district (District 10) with its own separate unit mix and completion date.
Binghatti Amber offers a full residential mix: studio apartments of roughly 25 to 40 square metres, one-bedroom units of approximately 47 to 52 square metres, two-bedroom units of roughly 105 to 115 square metres, and three-bedroom units of approximately 130 to 150 square metres. The building also includes office and retail space at podium level. No floor-plan diagrams are included in this guide: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for reproduction here.
Binghatti Amber offers a swimming pool, a gym and fitness centre, and a dedicated kids' play area. The building operates 24-hour security, and covered or basement parking is available to residents.
Royale Stays has not independently confirmed a BBQ area, smart home systems, a rooftop pool or concierge service for this specific building, so those points are left out of this guide rather than stated as fact.
JVC does not have its own Dubai Metro station. The nearest operating stations to Binghatti Amber are Dubai Internet City Metro Station on the Red Line, roughly 3 kilometres away (around 5 to 10 minutes by road), and Mall of the Emirates Metro Station, also on the Red Line, roughly 3 to 5 kilometres away. RTA bus route J01 connects JVC with Al Khail Metro Station on the Green Line for onward travel.
A future Dubai Metro Blue Line station serving JVC is planned for around 2029. This would meaningfully improve the area's public transport access, but it remains a planned future development rather than a current option, and this guide does not treat it as available today.
Royale Stays has not independently confirmed rents specific to Binghatti Amber in this pass, so the figures below describe JVC's rental market at an area level rather than this particular building. Studio apartments across JVC currently average roughly AED 35,000 to AED 53,000 per year, while one-bedroom apartments average approximately AED 60,000 to AED 75,000 per year.
Service charges specific to Binghatti Amber were not able to be reliably confirmed in this pass, so no figure is stated here rather than an estimate presented as fact. Owners weighing a specific unit's earning potential against these area-level rental ranges can run their own numbers through Royale Stays' Dubai property ROI calculator.
Short-term letting anywhere in Dubai, including at Binghatti Amber, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Binghatti Amber would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.
Royale Stays does not currently have Binghatti Amber-specific booking data to draw on, so this section speaks to JVC's broader short-term rental context rather than claiming a nightly rate or occupancy figure for this particular building. For an owner weighing whether Airbnb makes sense for a unit at Binghatti Amber, the practical starting points are the same as anywhere else in Dubai: confirming the building's short-term letting policy, applying for the DTCM permit, and pricing the unit competitively against the wider JVC supply.
Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, and our guide to what separates a strong Airbnb management company from a weak one sets out what to look for when comparing operators. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
