Madison Residency is a residential tower on Sheikh Zayed Road in Barsha Heights (TECOM), Dubai, developed by Deyaar Development. Two independent portals, PropSearch and Homes4Life, both list the building at 25 storeys, and Deyaar's own records show construction beginning in May 2006 and completing in April 2009.
Deyaar's own marketing brochure for the project describes "26 floors of well planned apartments" with a further 27th floor holding four larger Type A units, a higher figure than the 25 storeys independently reported by PropSearch and Homes4Life. This guide states both figures rather than picking one, since a third source was not found to resolve the difference.
The tower's architectural consultant was Kling Consult, per PropSearch's building records. The Dubai Land Department valued the project at approximately AED 126,634,000 at the time of submission, an estimate rather than a final construction cost.
Madison Residency sits between the 4th and 5th interchanges on Sheikh Zayed Road, opposite Dubai Media City and Dubai Internet City, in the Barsha Heights (TECOM) district, which the Dubai Land Department registers under the sub-area name Al Thanyah First. There is no dedicated Royale Stays area guide for Barsha Heights yet, so for a broader read on managing a short-term rental in this part of Dubai, see Royale Stays' guide to choosing an Airbnb management company in Dubai.
Per Deyaar's own brochure, the building is roughly 1.5 kilometres from Mall of the Emirates and 2 kilometres from Emirates Golf Club, with reasonable proximity to Burj Al Arab and Madinat Jumeirah. Homes4Life's more recent location notes put Dubai Marina and JBR Beach at 12 to 15 minutes' drive, and Downtown Dubai and Burj Khalifa at roughly 20 minutes. Royale Stays has not yet published a Building Guide for another tower in Barsha Heights or the wider TECOM community, so no sibling building is linked from this section, a gap flagged here for a future update rather than filled with an unrelated area's building.
Madison Residency offers studio, one-bedroom and two-bedroom apartments, confirmed consistently across Deyaar's own floor plans, PropSearch's recorded Dubai Land Department transactions, and Homes4Life's description of the building. Per Deyaar's brochure, studios range from roughly 561 to 685 square feet, one-bedroom units from roughly 772 to 980 square feet, and two-bedroom units from roughly 1,307 to 1,370 square feet.
Deyaar's own broader properties page describes the building as offering "0 to 3" bedroom apartments, but none of the three sources checked for this guide, including Deyaar's own detailed brochure floor plans, show a confirmed three-bedroom layout at Madison Residency, so a three-bedroom unit type is not stated here as fact. No floor-plan diagrams are included in this guide: floor plans are typically the developer's proprietary material and have not been reproduced here.
Per Deyaar's own published amenities list, Madison Residency includes a roof garden with separate adults' and children's swimming pools, a fully-equipped gymnasium, a multi-purpose hall, sauna and steam rooms for men and women, and a children's play room. Homes4Life's more recent description independently confirms a rooftop swimming pool, gym, sauna and 24-hour security, consistent with the developer's own list.
Additional building features per Deyaar's brochure include 24-hour security with CCTV coverage, underground and surface parking, high-speed internet connectivity, central air-conditioning and a fire alarm system.
Per Homes4Life's location notes, Madison Residency is roughly a 2-minute walk from Dubai Internet City Metro Station, putting Dubai Internet City around 5 minutes away, Dubai Media City around 7 minutes, and Knowledge Village around 10 minutes. The building has direct road links to Hessa Street and Al Khail Road via Sheikh Zayed Road.
Dubai International Airport is roughly 25 minutes' drive and Al Maktoum International Airport roughly 30 minutes' drive under normal traffic conditions, per Homes4Life's published estimates.
PropSearch's building records show genuine, dated Dubai Land Department resale transactions for Madison Residency itself, rather than only area-level estimates. Recorded two-bedroom (roughly 1,300 to 1,307 square feet) sales include AED 1,620,000 in February 2026, AED 1,550,000 in January 2026 and AED 1,500,000 in March 2026, while a 653-square-foot studio sold for AED 800,000 in March 2026. PropSearch lists 50 sale transaction records on file for the building.
Royale Stays has not independently confirmed a specific monthly rental figure for Madison Residency in this pass, so no rent estimate is stated here as fact. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator. Service charges for the building have not been confirmed via the Dubai Land Department's Mollak index in this pass, so no figure is stated here as fact.
Short-term letting anywhere in Dubai, including at Madison Residency, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Madison Residency would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.
A Booking.com listing for a two-bedroom apartment at Madison Residency, found directly in a live search results capture for this building, confirms genuine short-term-rental activity already taking place at the property. Royale Stays has not independently identified the operator behind that listing, so no occupancy or nightly-rate figure specific to it is stated here as fact.
For an owner weighing whether Airbnb makes sense for a unit at Madison Residency, the practical starting points are the same as anywhere else in Dubai: confirming the building's short-term letting policy, applying for the DTCM permit, and pricing the unit competitively against comparable TECOM and Barsha Heights listings. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, and our guide to what separates a strong Airbnb management company from a weak one sets out what to look for when comparing operators. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
