About Hadley Heights

Hadley Heights is a single 27-storey residential tower developed by Leos Developments in JVC District 11, Jumeirah Village Circle, Dubai, and is now complete. It should not be confused with Hadley Heights 2, a separate, later Leos Developments project in Dubai Sports City co-developed with Olympic swimmer Tom Dean, a different building in a different area.

The tower contains 219 units in a mix of studio, one-bedroom and two-bedroom apartments. Construction began in May 2023 and finished in March 2026, later than the original Q3 2025 handover estimate. An earlier 2023 pre-construction announcement cited 216 apartments, a figure since superseded by the current, post-completion count of 219.

Developer and unit mix are confirmed by two independent sources, propsearch.ae and a Construction Business News Middle East report on the project's 2023 launch. Storey count, exact construction dates, the architect and the main contractor are sourced from propsearch.ae only.

Location and nearby-landmark distances are sourced from the building's own portal location records and are general area context, not precise measured distances.

Unit Types at Hadley Heights

Hadley Heights offers a mix of studio, one-bedroom and two-bedroom apartments across its 219 units. Neither source used for this guide publishes a per-unit-type size table, but live Dubai Land Department transaction records give real observed sizes: studio units around 455 sq ft, one-bedroom units around 856 sq ft, and two-bedroom units ranging from about 1,276 to 1,422 sq ft.

A small number of listings are also active on the market at the time of writing: one one-bedroom and two two-bedroom apartments, per the building’s live listings count.

Unit-type size ranges above come from actual Dubai Land Department transaction records rather than developer floor-plan marketing, since no floor-plan size table was found for this building.

Amenities

Hadley Heights offers barbecue facilities, cabanas, car parking with 24-hour security, changing rooms, a children’s swimming pool, a co-working space, a community farm, concierge services, a dance studio, gymnasiums, a kids’ play area, a miniature golf course, a multi-purpose hall, an outdoor cinema, a pets playground, a pocket garden, restaurants and cafes, retail outlets, a rooftop terrace, a sauna, a splash pad, a main swimming pool, table tennis courts, and valet parking.

The developer's own launch materials additionally describe bicycle and move-in-truck parking and a main lobby with a reception lounge, independently confirming the pool, play area, retail, pocket-garden and 24-hour security items above.

Transportation & Access

Dubai International Airport (DXB) is roughly 27 minutes’ drive and the newer Al Maktoum International Airport (DWC) roughly 32 minutes’ drive.

Drive-time estimates are sourced from the building's own portal location records (mapping-service routing under typical traffic) and are general guidance, not live traffic information. The developer's own launch materials give broadly consistent estimates, 18 minutes to Palm Jumeirah, 20 minutes to the Museum of the Future, and 30 minutes to DXB, a difference in routing methodology and rounding rather than a conflicting claim.

Pricing figures above are sourced from Dubai Land Department transaction records reflecting a reviewed sample of genuine Sale-type transactions only, not the building's complete transaction history. Several additional records in the transaction ledger are Mortgage Registration or Delayed Mortgage entries rather than sales, and one is a commercial retail-shop transaction, none of which are included in the residential sale figures above. They are a general guide, not a live quote.

Airbnb & Short-Term Rental Income Potential

Dubai Land Department transaction records classify units at Hadley Heights under the standard residential Flat sub-type, not a hotel-apartment classification, so the tower follows the usual freehold-apartment route for a Dubai holiday-home permit rather than needing to go through a building management company. See Royale Stays’ Dubai holiday home permit guide for how a DTCM permit application generally works for a freehold owner in this position.

JVC is not currently one of Royale Stays’ five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no active-management history or building-specific earnings figures are implied for Hadley Heights. Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays’ core managed areas can enquire about the company’s standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance coordination.
