About 360 Riverside Crescent

360 Riverside Crescent forms part of Riverside Crescent, a cluster of six waterfront-facing towers, numbered 310, 320, 330, 340, 350 and 360, that Sobha Realty is building along the lagoon edge of Sobha Hartland II in Mohammed Bin Rashid City (MBR City). Per the developer's own project materials, 360 Riverside Crescent is one of the tallest and most refined towers within the cluster, standing at approximately 73 storeys plus two basement levels. The tower will offer one, one-and-a-half, two and two-and-a-half-bedroom apartments, with sizes ranging from roughly 549 to 1,425 square feet including balconies.

Construction is under way, with handover targeted for June 2027. As of 2026, no unit at 360 Riverside Crescent has been handed over to owners yet, and this guide is written accordingly: it does not present any current income, occupancy or resident figure for the building, because none exists yet.

The exact storey count (approximately 73) and the June 2027 handover date are each currently confirmed by one primary source (propsearch.ae); Sobha Realty's own site corroborates the general picture (a tall tower in an under-construction cluster) without stating either figure precisely. 330 Riverside Crescent, one of the other five numbered towers in this same cluster, already has its own Royale Stays guide; 310, 320, 340 and 350 Riverside Crescent do not yet.

Amenities

Sobha Realty's own project materials describe planned amenities for 360 Riverside Crescent including an infinity pool, an outdoor gym, a barbecue area, sky gardens and an inflated water obstacle course, plus a dedicated yoga zone. A second source (propsearch.ae) adds further sports facilities the developer is planning, including a badminton court, a basketball half-court, a padel tennis court, a squash court, a lagoon pool, jogging trails and a volleyball court. As with any pre-handover building, the exact amenity list can still be adjusted before delivery.


Transportation & Access

360 Riverside Crescent's Sobha Hartland II location connects into MBR City's road network via Ras Al Khor Road and Dubai-Al Ain Road, with onward access to Downtown Dubai and Business Bay. As the wider Riverside Crescent cluster and Sobha Hartland II masterplan are still under construction, surrounding road and community infrastructure will continue to build out alongside the towers over the next few years.


360 Riverside Crescent remains an off-plan, under-construction tower as of 2026, with handover currently targeted for June 2027. There is no completed-unit rental track record for this specific tower yet. Real off-plan resale activity is already visible in Dubai Land Department records reproduced by propsearch.ae, though: recent dated transactions include a 912 square foot two-bedroom unit sold for AED 2,225,622 (AED 2,440 per square foot, 25 August 2026) and a 736 square foot one-bedroom unit sold for AED 1,785,406 (AED 2,425 per square foot, 24 August 2026). These reflect off-plan resale pricing, not rental performance, and this guide does not present a rental figure it cannot support.


Airbnb / Short-Term Rental Income Potential

Because 360 Riverside Crescent has not yet been handed over, there is no occupancy or income data for this tower, and none is invented here. MBR City, including Sobha Hartland II, is not yet one of Royale Stays' active service areas.

Once handover approaches, owners at 360 Riverside Crescent considering short-term rental should know that Sobha Realty is a master developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that 360 Riverside Crescent apartments can't be run as licensed holiday homes once completed. The standard DTCM (Department of Economy and Tourism) holiday-home permit process is expected to apply.
