Sobha Hartland II is a master-planned community by Sobha Realty in Bu Kadra, within Mohammed Bin Rashid City (MBR City), unveiled at Cityscape Dubai in November 2022 as, in the developer's own words, "the next chapter" of the original Sobha Hartland. It sits directly east of that original community and covers a similar footprint of roughly 8 million sq ft, built around two artificial lagoons with boardwalks, extensive landscaped parkland, and views toward the Ras Al Khor wildlife sanctuary.
Sobha Hartland II should not be confused with the original Sobha Hartland, a separate, earlier community launched in 2014, already substantially built and lived in, with its own dedicated Royale Stays area guide covering buildings including The Crest Towers A and C, Sobha Hartland Greens, and Sobha Creek Vistas. Sobha Hartland II is a distinct, later development by the same developer, Sobha Realty, and as of 2026 most of it is still under construction.

Sobha Hartland II sits within the wider MBR City masterplan alongside other sub-communities such as District One, a separate development by Meydan Sobha, a joint venture between Meydan Group and Sobha Realty. District One is unrelated to Sobha Hartland II, which is owned and developed solely by Sobha Realty.
Sobha Hartland II sits in Bu Kadra, within Mohammed Bin Rashid City, directly east of the original Sobha Hartland. It is accessible via Al Ain-Dubai Road (E66) onto Sheikh Mohammed Bin Zayed Road (E311), with Ras Al Khor Road (E44) reachable within a few minutes' drive.
There is no dedicated Metro station serving Sobha Hartland II directly. Owners and guests without a car should plan on driving or taking a taxi to reach the nearest Metro line, the same car-dependent trade-off found across most of MBR City's newer master communities.
