About Riverside Crescent

Riverside Crescent is a six-tower waterfront residential cluster that Sobha Realty markets as a "waterfront lifestyle hub" within Sobha Hartland II, part of Mohammed Bin Rashid City (MBR City). Per Sobha Realty's own project page, the cluster sits within a wider 8 million square foot development, arranged around shared lagoon-facing amenity space.

All six numbered towers, 310, 320, 330, 340, 350 and 360 Riverside Crescent, now have their own dedicated Royale Stays Building Guide, each covering that specific tower's own unit mix, floor count and pricing in full detail. The six towers differ in unit mix and timing. 310 Riverside Crescent offers 1.5 and 2.5-bedroom apartments, targeted for handover around December 2027. 320 Riverside Crescent offers 1, 2 and 3-bedroom apartments, targeted around July 2027, and has its own Royale Stays guide. 330 Riverside Crescent offers 1 and 1.5-bedroom apartments, targeted around June 2027, has its own guide, and is marked sold out at the developer level as of the date checked. 340 Riverside Crescent offers 1-bedroom apartments, targeted around December 2027, is also marked sold out at the developer level, and does not yet have its own guide. 350 Riverside Crescent offers 1.5-bedroom apartments, targeted around December 2027, and has its own guide. 360 Riverside Crescent offers 1 to 2.5-bedroom apartments, targeted around December 2027, and has its own guide.

Sobha Realty's own project materials describe shared cluster-wide amenities including a Sky Garden, an infinity pool, an outdoor gym, a yoga zone, a barbecue area, a toddler pool, sensory gardens, a library, an indoor movie theatre and landscaped, lagoon-facing walkways. A second, independent source describes an apartment clubhouse, lagoons, beaches, swimming pools, gyms, landscaped parks, kids' play areas and 24/7 security across the wider development. As with any pre-handover cluster, the exact amenity list can still be adjusted before delivery, and may vary slightly between individual towers.


Rental & Investment Outlook

Riverside Crescent remains an off-plan, under-construction cluster as of 2026, with developer-stated handovers phased across 2027. Some towers, including 330 and 340 Riverside Crescent, are already marked sold out at the developer level per the source checked, meaning current transaction activity there would run through the secondary resale market rather than direct developer sales. There is no completed-unit rental track record for any tower in this cluster yet, and this guide does not present a rental yield or resale figure it cannot support.


Airbnb / Short-Term Rental Income Potential

Because no tower in the Riverside Crescent cluster has been handed over yet, there is no occupancy or income data for the development, and none is invented here. MBR City, including Sobha Hartland II, is not yet one of Royale Stays' active service areas.

Once individual towers approach handover, owners considering short-term rental at Riverside Crescent should know that Sobha Realty is a master developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Riverside Crescent apartments can't be run as licensed holiday homes once completed. The standard DTCM (Department of Economy and Tourism) holiday-home permit process is expected to apply per tower at each one's own handover.
