About Sobha Estates

Sobha Estates is a gated villa community developed by Sobha Realty within Sobha Hartland II, part of the wider Mohammed Bin Rashid City (MBR City) masterplan in Bu Kadra, Dubai. The development comprises three internal clusters of luxury villas and mansions, built around five and six-bedroom homes that each run past 8,000 square feet of built-up area.

Construction on Sobha Estates began in October 2023. Villas are arranged across three floors, including a rooftop terrace and a grand entrance court, with distinct floor plan types (labelled Type A, B and C in the developer's own material) for the five-bedroom layout ranging from roughly 8,410 to 8,490 square feet. Dubai Land Department records value the wider project at approximately AED 494.76 million (about USD 134.7 million); a single documented land transaction on the project in August 2026 recorded AED 18.45 million for an 8,288 square foot plot.

Sources differ on the total villa count and handover timing. Propsearch.ae's dedicated Sobha Estates project guide estimates around 50 units for Sobha Estates specifically, while its separate Sobha Hartland II community page describes the wider northern villa zone (Sobha Estates plus the separate, still-in-planning Sobha The Mansions cluster) as over 100 villas plus roughly a dozen mansions combined; this guide uses the more specific 50-unit figure for Sobha Estates itself rather than the combined zone figure. Sobha Estates sits within Sobha Hartland II, directly east of the original Sobha Hartland community, in the Bu Kadra district of MBR City. The developer cites the following approximate drive times from the community: Sobha Hartland and two international schools around 3 minutes, Ras Al Khor Wildlife Sanctuary about 6 minutes, Business Bay roughly 11 minutes, Dubai Mall and Meydan Racecourse around 13 minutes, Dubai Frame about 13 minutes, Dubai International Airport around 14 minutes, Burj Khalifa and Downtown Dubai roughly 15 minutes, Dubai Opera about 17 minutes, and Palm Jumeirah around 29 minutes.

The two share a similar name and the same developer, but sit in different communities at different stages of completion.


Villa Types & Floor Plans

Sobha Estates is built exclusively around five and six-bedroom villas, arranged across three floors with a rooftop terrace and a grand entrance court. Propsearch.ae's dedicated project page estimates the development at around 50 units. Documented floor plans for the five-bedroom layout include three distinct types: Type A (approximately 8,438.8 square feet), Type B (approximately 8,490.79 square feet) and Type C (approximately 8,413.39 square feet), each including a maid's room, a guest room and a balcony. No confirmed floor-plan figures for the six-bedroom villas were found during this research; confirm with a current listing.


Amenities & Design

Sobha Realty's own material for Sobha Estates lists lagoon-style parks, a boardwalk, a gym, a cycling track, a sports arena, forest walks, a skate park, seasonal gardens, tree-lined walkways, forest landscaping and a jogging track as community amenities. As with any still-under-construction Dubai community, owners and prospective renters should confirm which amenities are actually delivered and operational at handover rather than assuming the full masterplan list is available on day one.


Transportation & Access

Sobha Estates is built around private car access, consistent with other villa clusters in Sobha Hartland II and the wider MBR City masterplan. There is no Metro station within walking distance. Ras Al Khor Road and Al Khail Road provide the main access corridors toward Downtown Dubai, Business Bay and Dubai International Airport.


Sobha Estates remains under construction. Dubai Land Department records value the overall project at approximately AED 494.76 million (about USD 134.7 million), and at least one documented land-related transaction on the project, recorded in August 2026, priced an 8,288 square foot plot at AED 18.45 million. These are the only independently verifiable figures found for this guide; a reliable per-villa sale or rental price range was not available from more than one source at the time of research, so none is quoted here.

Handover timing is reported inconsistently across sources. Confirm current construction progress and expected handover directly with Sobha Realty or a current listing before relying on any single date.


Airbnb / Short-Term Rental Income Potential

Sobha Hartland II is not yet one of Royale Stays' active service areas (current areas: Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), and villa management specifically is currently active only in DAMAC Hills, DAMAC Hills 2 and Mag City. No Royale Stays-published AED income figure exists for Sobha Estates, and no invented occupancy or income figure is used here.

Sobha Realty is not subject to any confirmed short-term-rental prohibition (the only confirmed sitewide prohibition applies to Vida-branded hotel buildings, which Sobha Estates is not), so the standard DTCM holiday-home permit route is available in principle once the community is delivered and occupied. Management fee starts from 15% across Royale Stays' actively serviced areas, covering furnishing, photography, pricing, check-in and guest communications.
