About Rimal 5

Rimal 5 is a residential tower developed by Dubai Properties Group, one of six individually numbered towers that make up JBR's Rimal Cluster – Rimal 1 through Rimal 6. It rises 39 to 40 storeys, with sources describing the residential floor count slightly differently depending on whether ground and podium levels are counted, and contains 212 apartments, duplexes and penthouses across one, two, three and four-bedroom layouts, ranging from roughly 1,000 sq ft one-bedroom units to penthouse-scale layouts of nearly 6,000 sq ft.

Rimal 5 is a physically distinct building from Rimal 1, Rimal 3 and Rimal 4, each of which Royale Stays already covers in its own separate building guide – the six Rimal towers share a developer, a launch era and a naming convention, but differ in size and floor count. Rimal 1 rises 46 storeys, Rimal 4 rises 37, Rimal 3 rises 40, and Rimal 5 sits at 39 to 40. Rimal 5 should also not be confused with JBR's other numbered residential clusters – Bahar, Amwaj, Murjan and Sadaf – which are separate developments within JBR under different names.

Construction on the Rimal Cluster began in the early 2000s, with Rimal 5 completed in 2007 as part of JBR's main wave of handovers, which ran from 2006 through 2008. The building sits within the wider JBR beachfront community, close to The Walk promenade and direct beach access.

Rimal 5 sits within JBR's Rimal Cluster, close to The Walk promenade and direct beach access, with Dubai Marina and its metro station a short distance away. For the full picture of how Royale Stays manages Airbnb properties across JBR, see the Royale Stays JBR Airbnb management guide.

Rimal 5 joins Royale Stays' wider Rimal Cluster coverage, alongside Rimal 1, Rimal 3, Rimal 4, Rimal 2 and Rimal 6, five of the other numbered towers in the same complex that Royale Stays has covered — completing the six-tower Rimal Cluster.

Unit Types

Rimal 5 offers one, two, three and four-bedroom apartments alongside duplexes and penthouses, with some configurations including a maid's room. One-bedroom units run roughly 1,000 sq ft, two-bedroom units roughly 1,860 to 1,924 sq ft, three-bedroom units roughly 1,900 to 2,418 sq ft, and four-bedroom units roughly 2,600 to 2,700 sq ft, with penthouses and duplexes reaching up to roughly 5,500 to 5,963 sq ft. The building contains 212 total units, confirmed by two independent sources. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for this guide.

Amenities

Rimal 5's amenities include adults' and children's swimming pools, an infinity pool, a gymnasium and health club, a sauna and steam room, 24-hour security and CCTV, a medical centre, parking, high-speed elevators, central air-conditioning and heating via Empower district cooling, and 24-hour concierge service. Many units offer sea, marina or Ain Dubai views, and the building sits close to direct beach access. Owners and prospective renters should confirm current on-site facilities directly with the building's management, since amenity offerings can change over time.

Transportation & Access

JBR is served by the Dubai Tram, with the Dubai Marina Metro station a short distance away, and The Walk promenade running directly past the Rimal Cluster with beach access, restaurants and retail on the ground level. Sheikh Zayed Road access places Dubai Marina, Downtown Dubai and Dubai International Airport within a reasonable drive.

Royale Stays has not independently confirmed a building-specific rental figure for Rimal 5 in this pass – sale prices are available from several sources, but sale prices are not the same as rental income and this guide does not conflate the two. Owners considering a unit at Rimal 5 can run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific estimate instead.

Airbnb / Short-Term Rental Income Potential

Rimal 5 shows genuine short-term rental activity already: units inside the building are marketed on Booking.com under sub-brand names including "Elan Rimal 5 Suites" and a listed "3-Bedroom with Maid's Room Apartment," and on Agoda under "Ain Vista – Rimal 5." These are third-party operator listings, not Royale Stays-managed properties, and should be read as market evidence that short-term letting is already happening in this exact building, not as a claim about any specific listing's performance.

JBR is a confirmed, active Royale Stays management area, with Rimal 1, Rimal 3 and Rimal 4 already covered by Royale Stays' own building guides in the same cluster.

Short-term letting anywhere in Dubai, including at Rimal 5, runs through a DTCM (Department of Economy and Tourism) holiday home permit. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

For an owner weighing whether Airbnb makes sense for a unit at Rimal 5, the practical starting points are confirming the DTCM permit route, furnishing to a standard that competes with the building's existing short-term listings, and pricing against comparable JBR units. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly – see also Royale Stays' wider Dubai Airbnb management overview. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.

Royale Stays does not yet have Rimal 5-specific portfolio data to draw on for this guide; this section reflects the already-visible operator/listing demand at Rimal 5 only, reviewed by Chris Veinbaums, DTCM-licensed operator.
