About Rimal 6

Rimal 6 is a 36-storey residential tower in Jumeirah Beach Residence (JBR), developed by Dubai Properties. It is the sixth and last of six individually numbered towers that make up JBR's Rimal Cluster, alongside Rimal 1, Rimal 2, Rimal 3, Rimal 4 and Rimal 5, each a physically distinct building with its own layout and unit mix.

The building holds a mix of one, two, three and four-bedroom apartments, plus four-bedroom penthouses. Unlike some of its Rimal Cluster neighbours, Rimal 6 does not offer studio units, based on the unit types listed by Bayut and confirmed by the bedroom breakdown on Property Finder's own rental data for the building. Royale Stays does not have an independently confirmed total unit count for Rimal 6 specifically, so this guide does not state a single figure.

Location & Nearby Landmarks

Rimal 6 sits within JBR's Rimal Cluster, around a 5-minute walk from Marina Beach and The Walk, JBR's beachfront promenade of restaurants, cafes and retail. The Jumeirah Beach Residence tram station is about a 9-minute walk away, and Marina Quays and Marina Promenade in neighbouring Dubai Marina are roughly 6 to 7 minutes on foot. For area-level context across all of JBR's clusters, Royale Stays' guide to Airbnb management across JBR covers licensing and demand across the wider district.

Rimal 6 completes Royale Stays' coverage of the Rimal Cluster, joining Rimal 1, Rimal 2, Rimal 3, Rimal 4 and Rimal 5, the five other numbered towers in the same complex that Royale Stays has covered separately, meaning every tower in JBR's six-building Rimal Cluster now has its own Building Guide on royalestays.com.

Airbnb / Short-Term Rental Income Potential

Royale Stays manages short-term rentals across JBR, and published area-level figures for JBR put gross annual booking revenue at roughly AED 145,000 to 195,000 for one-bedroom units, AED 210,000 to 300,000 for two-bedroom units and AED 330,000 to 480,000 for three-bedroom units, the unit types Rimal 6 offers alongside its larger four-bedroom apartments and penthouses. Royale Stays does not currently have Rimal 6-specific booking data to draw on, so these figures reflect JBR generally rather than claiming a nightly rate or occupancy figure for this particular building.

Renting a Rimal 6 apartment short-term needs a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays, and owners-association coordination. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Dubai Properties is a government-linked master developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Rimal 6 apartments can't be run as licensed holiday homes. The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to move forward can submit their property for a free earnings estimate.
