About Rimal 2

Rimal 2 is a 38-storey residential tower in Jumeirah Beach Residence (JBR), developed by Dubai Properties. It is one of six individually numbered towers that make up JBR's Rimal Cluster, alongside Rimal 1, Rimal 3, Rimal 4, Rimal 5 and Rimal 6, each a physically distinct building with its own layout and unit mix.

The building holds a mix of studio, one, two, three and four-bedroom apartments, plus penthouses, with unit sizes ranging from around 753 sq ft for a studio up to roughly 2,885 sq ft for the largest loft-style layouts. Royale Stays does not have an independently confirmed total unit count for Rimal 2 specifically, so this guide does not state a single figure.


Location & Nearby Landmarks

Rimal 2 sits within JBR's Rimal Cluster, around a 5-minute walk from Marina Beach and The Walk, JBR's beachfront promenade of restaurants, cafes and retail. JBR is served by the Dubai Tram, with a stop a short walk from Rimal 2, and the Dubai Marina Metro station within a comfortable distance for onward Dubai Metro connections. The building's Rimal Cluster position also puts Sheikh Zayed Road within easy reach for driving, with Dubai International Airport around 30 minutes away by car depending on traffic.


Real Dubai Land Department transaction records show a one-bedroom apartment in Rimal 2 selling for AED 1,755,320 (AED 1,531 per square foot) in July 2026, and a two-bedroom unit recording AED 2,800,000 (AED 1,989 per square foot) in February 2026, part of a wider set of 50 recorded sale transactions for the building with prices ranging from roughly AED 1,186 to AED 2,534 per square foot. Current Property Finder listings for the building show long-term annual rents from around AED 65,000 for a studio up to roughly AED 285,000 for a three-bedroom unit, averaging about AED 8.16 per square foot at the time of writing. Royale Stays manages short-term rentals across JBR, and published area-level figures for JBR put gross annual booking revenue at roughly AED 100,000 to 130,000 for studios, AED 145,000 to 195,000 for one-bedroom units, AED 210,000 to 300,000 for two-bedroom units and AED 330,000 to 480,000 for three-bedroom units. Royale Stays does not currently have Rimal 2-specific booking data to draw on, so these figures reflect JBR generally rather than claiming a nightly rate or occupancy figure for this particular building.
