About Rimal 1

Rimal 1 is a 46-storey residential tower in Jumeirah Beach Residence (JBR), developed by Dubai Properties, JBR's master developer. Completed in the first quarter of 2007, the tower holds 321 apartments across a mix of one, two, three and four-bedroom configurations plus penthouses.

JBR itself is organised into five residential clusters: Rimal, Murjan, Sadaf, Amwaj and Bahar. Rimal 1 is one tower within the larger Rimal Cluster, which sits at the southern end of JBR closest to Dubai Marina. This guide covers Rimal 1 specifically, not the whole Rimal Cluster or all of JBR, and owners comparing buildings across the wider cluster can also read Royale Stays' guide to Airbnb management across JBR for area-level context beyond this one tower.

Location & Nearby Landmarks

Rimal 1 sits within walking distance of The Walk, JBR's pedestrian promenade lined with restaurants, cafes and retail, and of JBR Beach itself. The Beach at JBR, an open-air shopping and dining destination with direct beach access, is also close by, giving residents and short-term guests a genuinely walkable stretch of beachfront amenities on the doorstep.

Because Rimal 1 sits within the Rimal Cluster at JBR's southern end, it is also close to the Dubai Marina waterfront and its own restaurants, marina walk and boat traffic, giving owners and guests easy access to both JBR's beach-facing amenities and Marina's dining and waterfront scene without needing to drive between the two. The Rimal Cluster also includes Rimal 4, covered in Royale Stays' separate building guide, for owners comparing towers within the same cluster. Elsewhere in JBR, Royale Stays also covers Short Term Rentals in La Vie, a newer waterfront tower on the other side of the district. Royale Stays also now covers Short Term Rentals in Amwaj 4, a tower in JBR's separate Amwaj cluster.

Unit Types

Rimal 1's 321 units span one, two, three and four-bedroom apartments alongside a smaller number of penthouses. Royale Stays has not independently confirmed an exact unit-by-unit breakdown by bedroom configuration for this pass, so this guide describes the mix as reported rather than presenting an invented per-configuration count as fact. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for this guide.

Amenities

Royale Stays has not independently confirmed a building-specific amenities list for Rimal 1 in this pass. As with most JBR towers, residents and short-term guests can generally expect direct or near-direct beach access and proximity to The Walk's restaurants and retail, but owners and prospective renters should confirm current on-site facilities (pool, gym and parking arrangements) directly with the building's management rather than assuming a standard set applies.

Transportation & Access

JBR is served by the Dubai Tram, which runs along the Marina/JBR corridor with stops giving access toward both the Dubai Metro Red Line (via interchange stations) and Dubai Marina. Sheikh Zayed Road sits a short drive inland, giving road access toward Downtown Dubai, Business Bay and the wider city. Royale Stays has not confirmed an exact walking distance from Rimal 1 specifically to the nearest tram stop in this pass.

Royale Stays has not independently confirmed long-term lease rents specific to Rimal 1, or to JBR generally, from a citable market report in this pass, so no per-bedroom annual rent figures are stated here rather than presenting an unconfirmed number as fact. Service charges specific to Rimal 1 have similarly not been independently confirmed via the DLD's Mollak index for this pass and are omitted here rather than estimated.

Owners weighing a specific unit's earning potential can instead work from the short-term booking-revenue ranges set out in the section below, which reflect genuinely published JBR area data, or run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including at Rimal 1, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Rimal 1 would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

Royale Stays manages short-term rentals across JBR, and published area-level figures for JBR put gross annual booking revenue at roughly AED 100,000 to 130,000 for studios, AED 145,000 to 195,000 for one-bedroom units, AED 210,000 to 300,000 for two-bedroom units and AED 330,000 to 480,000 for three-bedroom units. Royale Stays does not currently have Rimal 1-specific booking data to draw on, so these figures reflect JBR generally rather than claiming a nightly rate or occupancy figure for this particular building.

For an owner weighing whether Airbnb makes sense for a unit at Rimal 1, the practical starting points are the same as anywhere else in JBR: confirming the building's short-term letting policy, applying for the DTCM permit, and pricing the unit competitively against comparable JBR listings. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, and our guide to what separates a strong Airbnb management company from a weak one sets out what to look for when comparing operators. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
