PropSearch confirms the wider Amwaj cluster comprises five buildings: Amwaj 3, Amwaj 4, Amwaj 5, Amwaj Suites 2 and Roda Amwaj Suites. Amwaj 4 is one of the residential-for-sale towers in that group, not one of the two hotel-operated buildings (Amwaj Suites 2 and Roda Amwaj Suites).
Sources disagree on Amwaj 4's developer, and this guide states both claims rather than picking one. jbr-dubai.ae, a project-marketing site, names Dubai Properties, which is well-documented as JBR's master developer across all five of its residential clusters, Rimal, Murjan, Sadaf, Amwaj and Bahar, including three other JBR towers Royale Stays already covers in dedicated building guides. Bayut's own Amwaj 4 building guide instead states 'Developed by Emaar Properties' for this specific tower, an unusual claim since Emaar has no documented role elsewhere in JBR. PropSearch's building-specifications table and Deluxe Holiday Homes' building page do not list a developer for Amwaj 4 at all, so neither resolves the conflict as a third source.
Bayut confirms Amwaj 4's unit mix directly: one-bedroom apartments around 1,170 sq ft, two-bedroom apartments 1,280 to 1,380 sq ft, three-bedroom apartments around 1,860 sq ft, and four-bedroom apartments around 4,473 sq ft, plus four-bedroom duplex penthouses facing the sea or community. A total unit count of around 410 is sometimes cited in secondary sources, but this figure does not appear on Bayut, PropSearch, Deluxe Holiday Homes or jbr-dubai.ae, so it is not stated as fact here.
Amwaj 4's exact completion year at the single-tower level is not confirmed by any of the four sources checked for this guide. JBR overall was developed and handed over in phases between 2002 and 2010, stated here as area context rather than a building-specific date.

Two genuine open-market Sales stand out from the wider set: a one-bedroom unit sold on 2 June 2026 for AED 1,800,000 (1,170 sq ft, AED 1,539 per sq ft), and a two-bedroom unit sold on 20 May 2026 for AED 2,750,000 (1,382 sq ft, AED 1,991 per sq ft). The specific unit listing referenced in sourcing for this guide could not be independently re-confirmed live in this pass, since Deluxe Holiday Homes' listing pages are JS-rendered and sit behind interaction gates, consistent with the same limitation on other listing-site sources used across this series.
Royale Stays has not independently confirmed a specific short-term rental income figure for Amwaj 4 itself. For area-level context, Royale Stays' own published JBR figures show studio units earning roughly AED 100,000-130,000 per year, one-bedroom units AED 145,000-195,000, two-bedroom units AED 210,000-300,000, and three-bedroom units AED 330,000-480,000.
