It is among the newer addresses in Jumeirah Village Circle, and the tower is still within its first years of use. You come here for a tower with a full set of facilities. A new tower in a ring planned in 2005
Nakheel launched Jumeirah Village Circle in 2005 as a freehold master development, built in nine main districts. Nakheel built the villas and the townhouses, while Damac and Ellington Properties developed apartment projects such as Ghalia Constella and Belgravia. Nakheel handed over its first villas in 2015, so a tower finished in 2024 stands in a community that has been filling in for nearly a decade.
JVC began as a small, quiet neighbourhood. It is still growing around ongoing construction, and some streets are noisier than the finished districts. It is worth asking about the street side of a home before you book.
Inside: pool, jacuzzi and gym
A swimming pool for residents and a jacuzzi make the centre of the day in a tower this tall, and a gym inside the building gives the morning a routine. If you have a long stay planned, those three give the week its shape. The gym takes the early hour and the pool the afternoon.
A play area for children and a barbecue area suit a family stay, and landscaped gardens soften the walk between them. You can feed the children outside and be back in the lift within minutes.
Cafes or restaurants on site cover the first coffee. A reception desk for residents and security and CCTV cover keep the lobby watched through the night. It is an easy building to arrive at late, and an easy one to leave again in the morning.
What 41 floors does to a stay
At 41 storeys the floor you book changes the stay. A higher home trades a longer lift ride for more distance from the street, and a lower one puts the gardens and the cafes within a minute of the door. With 449 homes in the tower, you are choosing a place inside a small vertical village, and the floor is the first decision. The floor is the first decision if the street matters to you. It is worth knowing which floor you are offered before you confirm.
One bedroom or two
The homes are one-bedroom and two-bedroom apartments. There are 449 of them. Neither studios nor three-bedrooms are on offer. It suits you less if you travel solo on a short stay or in a group of six. For couples and small families the choice is simpler: the one-bedroom for two, and the two-bedroom when a second room matters. If you travel with a friend, the two-bedroom gives each of you a door. If you travel as a couple, the one-bedroom keeps things simple.
Maintenance services are provided at the building. Parking for residents means a hire car has a place to wait. In a tower with 449 homes, those two details decide whether a long stay feels easy.
Landing at DXB
Dubai International (DXB) is the only airport you need, and a taxi from arrivals reaches the tower in one leg. JVC is reached from Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. The community has few entry and exit points, which can bottleneck at peak hours, so a landing outside the rush gives you the easier road in.
Without a metro
JVC carries no Red Line station named for it, so the community has no metro station of its own. Al Furjan and Gardens are nearest. Two bus stops, JVC Tuscan Residences and JVC Atlantis S1, sit inside the community, and you can use them as your first leg toward a station.
A car makes daily life easier. The community sits where Hessa Street, Al Khail Road and Sheikh Mohammed Bin Zayed Road meet, so three major roads feed its entrances.
Circle Mall, down the road
After a pool afternoon, Circle Mall is the obvious next stop. It spans 532,000 sq ft and has its frontage off Hessa Street, on the edge of the community. Its family entertainment centre has an arcade and trampolines, which gives children a wet-weather plan when the garden is too hot.
Spinneys anchors the mall, and households in JVC also shop at West Zone and Renee for the weekly basket.
Joe & The Juice and Wontoneria sit among the cafes inside the mall. Sticky Rice and Defne Turkish Restaurant are sit-down options listed for JVC, and Bawarchi Indian Restaurant is another.
Quiet districts and the next-door schools
Districts 13, 14 and 16 are the quieter parts of JVC, while other parts carry more traffic. Neighbouring Jumeirah Village Triangle holds Sunmarke and Arcadia schools. JSS is the only all-through school inside JVC. So a family choosing a school has two sides of the boundary to weigh.
The parks and the tracks
The tower's own gardens cover a short stroll. For a longer walk, JVC has more than 30 landscaped parks, joined by walking and jogging tracks. District 12 has a playground with views.
Dedicated cycling tracks run near the parks. Circle Club adds sports courts and a football pitch, with padel courts too.
A free day beyond JVC
Dubai Butterfly Garden is one of the attractions around the community. Dubai Miracle Garden is another. Global Village sits on the same list. Mall of the Emirates is the large mall reached by the J01 route. J01 makes it the easy bus outing.
Schools, a clinic and a mosque
JSS International School sits inside JVC, and KHDA rates it Very Good. Erudio Early Childhood Centre in District 10 follows the British EYFS for under-fives. A family on a longer stay has both to look at, and the play area downstairs makes the nursery decision feel less urgent.
LIFE Medical Centre is listed for JVC, and Aster Clinic is another clinic on the list. Mediclinic Park View Hospital in Arjan is the larger hospital, and it is worth saving its name in your phone before you need it.
A mosque at Circle Mall holds up to 300 worshippers and has a separate area for women, with access from the mall basement car park.
Breakfast, the gym floor and what is new
After breakfast on site you can try LOUI Restaurant and Cafe or Teeneh ow Zeytoneh, both listed among the independent places in JVC. If the tower gym is busy, Wellfit on Level 2 of Circle Mall opens early on weekdays.
Crocs and Skechers were among the shops that opened at Circle Mall during 2025, with StarKids and ERYX. The mall keeps changing, and a longer stay shows it.

If you own here, holiday home permits are issued by the Department of Economy and Tourism, and an apartment needs Residential on its title deed to qualify.
