About Binghatti Onyx

Binghatti Onyx is a completed residential tower developed by Binghatti Developers in District 15 of Jumeirah Village Circle (JVC). Construction began in March 2023 and the building was completed by October 2024, rising 41 storeys in total: 36 residential floors above a four-level podium, plus a basement level and roof. It comprises 449 apartments across one- and two-bedroom layouts, ranging from roughly 57 to 160 square meters (approximately 613 to 1,722 sq ft), alongside 11 ground-floor retail units. A distinctive feature of the building's design is its large, interwoven balcony structure, which the developer describes as providing shade that reduces the energy needed to cool the apartments below.

Binghatti Onyx should not be confused with the developer's other JVC towers. Binghatti has built several similarly-styled residential projects in the same community, including Binghatti Heights, Binghatti Amber, Binghatti Gate and Binghatti Azure, all separately built towers with their own floor counts, unit mixes, and completion dates. Binghatti Gate is the closest match administratively, sharing Onyx's own JVC District 15. Beyond these four, Binghatti's JVC portfolio runs considerably deeper, with towers such as Binghatti Circle, Binghatti Corner (a newly completed neighbour finished around the same time as this guide), Binghatti Venus and Binghatti Apex also carrying the developer's name in the same community. Onyx also shares Binghatti's precious-material naming convention with Binghatti Amber, though the two are unrelated, physically separate buildings.

Amenities at Binghatti Onyx include a swimming pool, jacuzzi, children's play area, barbecue area, and landscaped green spaces.

Location & Nearby Landmarks

Binghatti Onyx sits in District 15 of Jumeirah Village Circle, close to Circle Mall, JVC's central retail hub, and within a roughly 15 to 25 minute drive of Dubai Marina, Downtown Dubai, and Palm Jumeirah. For a full picture of Airbnb management across the community, see Royale Stays' area guide to Airbnb property management in JVC.

Binghatti Onyx joins Royale Stays' wider JVC Building Guide cluster, alongside Binghatti Gate, which shares the same District 15, Binghatti Amber, and Binghatti Corner, three more Binghatti-developed towers in the same community.

The community is within a roughly 15 to 25 minute drive of Dubai Marina, Downtown Dubai, and Palm Jumeirah, with Circle Mall serving as the local retail and dining hub a short distance away.

Royale Stays has not independently confirmed a building-specific rental figure for Binghatti Onyx to its two-source verification standard, so no building-specific number is stated here. Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including at Binghatti Onyx, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Binghatti Onyx would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

There is already visible evidence of demand for short-term stays at this exact building: a licensed Dubai short-term rental operator maintains active listings for Binghatti Onyx units across multiple platforms, including two separate listings on Booking.com and a further listing on Airbnb. JVC itself is a well-established Royale Stays presence, with a dozen live Building Guides across the community, including neighbouring Binghatti-branded towers such as Binghatti Gate and Binghatti Amber. Furnishing, photography, pricing, check-in, guest communications and maintenance are handled end to end, from a 15% fee.

Owners ready to see what their Binghatti Onyx unit could do can submit their property for a management review, or read more on what makes a strong Dubai operator in Royale Stays' guide to the best Airbnb management company in Dubai.

Royale Stays does not yet have Binghatti Onyx-specific portfolio data to draw on for this guide; this section reflects the already-visible operator/listing demand at Binghatti Onyx and Royale Stays' existing track record across JVC, reviewed by Chris Veinbaums, DTCM-licensed operator.
