About 310 Riverside Crescent

310 Riverside Crescent forms part of Riverside Crescent, a cluster of six waterfront-facing towers, numbered 310, 320, 330, 340, 350 and 360, that Sobha Realty is building along the lagoon edge of Sobha Hartland II in Mohammed Bin Rashid City (MBR City). Per Sobha Realty's own project page, 310 Riverside Crescent was one of the first towers launched in the Riverside Crescent series and is described by the developer as having a distinctive architectural design; a separate property portal describes this design as diamond-shaped. The tower will offer one, one-and-a-half and two-bedroom apartments, with unit sizes ranging from roughly 608 to 1,467 square feet per listed floor plans.

Construction is under way. Most dated sources place completion around 2028, with Property Finder's own project data citing April 2028 (Q2 2028) specifically and a second portal citing Q3 2028; one earlier estimate from a third source cites May 2027, which this guide treats as a likely outdated projection rather than the primary figure. As of 2026, no unit at 310 Riverside Crescent has been handed over to owners yet, and this guide is written accordingly: it does not present any current income, occupancy or resident figure for the building, because none exists yet.

The tower's exact storey count is not settled across sources: two sources describe approximately 70 to 73 storeys (one stating "73 storeys," another stating "G+3P+70 residential floors," a plausible description of the same structure once podium levels are counted), while a third, single source states 65 storeys. This guide states the range rather than asserting one figure. Total unit count is similarly unconfirmed, with two single-source figures (910 and 965) disagreeing, so no total is asserted. Two of the other five numbered towers in this same cluster, 330 Riverside Crescent and 360 Riverside Crescent, already have their own Royale Stays guides; 320, 340 and 350 Riverside Crescent do not yet.

Location & Nearby Landmarks

310 Riverside Crescent sits within Sobha Hartland II, part of Mohammed Bin Rashid City (MBR City), close to Ras Al Khor Road and Dubai-Al Ain Road. By car it is roughly 12 minutes to Dubai Mall, 21 minutes to Burj Al Arab, 22 minutes to Palm Jumeirah and 26 minutes to The Walk, JBR; Dubai International Airport (DXB) is roughly 14 minutes away and Al Maktoum International Airport roughly 37 minutes away. The tower is also close to the Ras Al Khor Wildlife Sanctuary, around 2 kilometres away.

310 Riverside Crescent forms part of Royale Stays' Sobha Hartland II community guide, which covers the wider masterplan's five clusters, including the Riverside Crescent towers, in more detail. Within the same Riverside Crescent cluster, Royale Stays also covers 330 Riverside Crescent and 360 Riverside Crescent, two other numbered towers in the same six-tower series. Nearby, in the adjoining Skyscape cluster of the same masterplan, Royale Stays also covers Skyscape Altius.

Unit Types

310 Riverside Crescent will offer one, one-and-a-half and two-bedroom apartments. Per Property Finder's own listed floor plans, one-bedroom units range from roughly 608 to 902 square feet, and two-bedroom units range from roughly 913 to 1,467 square feet.

One source (propsearch.ae) describes the mix as studio, one- and two-bedroom apartments, without mentioning the one-and-a-half-bedroom layout confirmed on Sobha Realty's own official project page and by two other portals. This guide uses the developer's own description as the primary source.

Amenities

Sobha Realty's own project materials describe planned amenities for 310 Riverside Crescent including an infinity pool, indoor and outdoor gyms, a kids' play area, a badminton court, a squash court, a barbecue area, a yoga zone and an indoor movie theatre, set around the wider Riverside Crescent cluster's shared lagoon, boardwalk and beach access. As with any pre-handover building, the exact amenity list can still be adjusted before delivery.

Transportation & Access

310 Riverside Crescent's Sobha Hartland II location connects into MBR City's road network via Ras Al Khor Road and Dubai-Al Ain Road, with onward access to Downtown Dubai and Business Bay. As the wider Riverside Crescent cluster and Sobha Hartland II masterplan are still under construction, surrounding road and community infrastructure will continue to build out alongside the towers over the next few years.

310 Riverside Crescent remains an off-plan, under-construction tower as of 2026, with completion most commonly cited around 2028. There is no completed-unit rental track record for this specific tower yet. Reported off-plan starting prices vary noticeably by source: three independent property portals cite a starting price of roughly AED 1.5 million, which appears to reflect the tower's original launch pricing, while Sobha Realty's own live pricing page currently shows a substantially higher starting figure of around AED 3.4 million, which likely reflects updated inventory pricing as construction has progressed and earlier, lower-priced units have sold. This guide discloses both figures rather than picking one, and does not present a rental yield or resale figure it cannot support.

Airbnb / Short-Term Rental Income Potential

Because 310 Riverside Crescent has not yet been handed over, there is no occupancy or income data for this tower, and none is invented here. MBR City, including Sobha Hartland II, is not yet one of Royale Stays' active service areas.

Once handover approaches, owners at 310 Riverside Crescent considering short-term rental should know that Sobha Realty is a master developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that 310 Riverside Crescent apartments can't be run as licensed holiday homes once completed. The standard DTCM (Department of Economy and Tourism) holiday-home permit process is expected to apply.

The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai, including furnishing, photography, pricing, check-in and guest communications for a fee starting from 15%. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve. Owners ready to move forward can submit their property for a free earnings estimate.

310 Riverside Crescent is not yet handed over; figures and fee terms above describe Royale Stays' standard offering elsewhere in Dubai, for reference only.
