About the Community
Springs 14 sits toward the southwest of The Springs, directly connected to Al Asayel Street, and borders Springs 11 and Springs 15. It is one of the numbered sub-communities that make up The Springs, part of Emaar Properties’ wider Emirates Living masterplan. Homes here span a wider range than several neighboring Springs clusters: 2- to 4-bedroom townhouses and attached villas, plus independent 5-bedroom villas, with a handful of lake-facing units available.
Recent market activity backs up the community’s positioning: a 2-bedroom villa sold for AED 4.85 million in late July 2026, and a 3-bedroom villa sold for AED 4.99 million the day before, both according to Dubai Land Department transaction records, with Propsearch recording 50 total sale transactions for the community. Springs 14 is a separate numbered sub-community from Royale Stays’ other Springs guides, Springs 15, Springs 10 and Springs 1, each with its own address, unit mix and layout.
Amenities
Springs 14 has its own dedicated BBQ areas, tennis courts, swimming pools and parks. Residents also share access to the wider Springs community’s amenities, including a Spinneys supermarket, banks, children’s play areas, a fitness centre, a medical clinic, outdoor barbecue areas, a pharmacy, restaurants and cafes, and everyday shops. The Springs Souk and The Meadows Souk sit nearby for local retail and dining, including Loui Restaurant & Cafe, Shakespeare and Co. and Russo’s New York Pizzeria, and Ibn Battuta Mall is about sixteen minutes away for larger shopping and dining options.
Location & Getting Around
The Meadows Town Centre Bus Stop is within walking distance on Al Asayel Street, and DMCC Metro Station is the nearest metro stop, roughly 11 minutes away by car. By road, it takes around 24 minutes to reach Downtown Dubai, 32 minutes to Dubai International Airport, and 27 minutes to Jebel Ali Free Zone.
Families are close to Dubai British School Emirates Hills (about 5 minutes away), Emirates International School Meadows, Dubai British School Jumeirah Park, Arcadia British School and Sunmarke School, with nurseries including Raffles Early Childhood Centre Springs, Raffles Early Childhood Centre Meadows and Baby Home Nursery in Jumeirah Lake Towers also nearby. Nearby medical facilities include Aster Royal Clinic and Mediclinic Springs, both close by, with NMC Royal Hospital in Dubai Investments Park and Aster Cedars Hospital in Jebel Ali both roughly 20 minutes away.
Airbnb / Short-Term Rental Income Potential
Royale Stays does not currently manage a property in Springs 14, so there is no Royale-specific occupancy or nightly-rate data to share here. Unlike several other numbered Springs clusters, though, a real, live third-party short-term rental listing operates in the community: a privately listed villa with a private pool appears on both Booking.com and Agoda under the name Villa Zalex, independent of Royale Stays and not something the company manages or can vouch for, but genuine evidence that short-term letting already happens in Springs 14. For a real, evidenced example of what a Royale Stays-managed Dubai villa can produce, the company’s own MAG City villa achieved an average daily rate of AED 1,399 at 80.22% occupancy across a four-month tracked window from December 2025 to April 2026, a different part of Dubai to The Springs. Royale Stays separately manages villa properties in DAMAC Hills and DAMAC Hills 2.
Springs 14 is a freehold Emaar-developed villa community with no hotel-brand or serviced-apartment restriction attached (Emaar being the developer does not itself block short-term letting, and The Springs carries none of the Vida-branded restrictions that do apply elsewhere in Dubai). A standard DTCM holiday-home permit process applies to individual villa owners here, the same as in any other freehold Dubai community.
