A gated villa frond on Palm Jumeirah, Dubai's established man-made island, home to two distinct Nakheel villa communities, Signature Villas (locally "Al Yabri") and Garden Homes, not to be confused with the newer, still-under-construction Frond F on Palm Jebel Ali.

Frond F is a gated villa community on Palm Jumeirah, Dubai's man-made, palm-shaped island developed by Nakheel. Frond F is villa-only: it holds Nakheel's Signature Villas Frond F, known locally and to data aggregators as "Al Yabri," and the smaller Garden Homes Frond F, with no apartment stock at all. Signature Villas on Frond F (Al Yabri) are five to six-bedroom homes with a consistent built footprint of roughly 6,999 to 7,000 sq ft, regardless of bedroom count. Recorded sale prices have ranged from around AED 17,025,000 in 2021 up to AED 145,000,000 in May 2026, and the most recent 12 months recorded six sales averaging approximately AED 95,000,000. Garden Homes on Frond F are the smaller product, four and five-bedroom villas currently listed at roughly 6,709 to 7,446 sq ft, several marketed as extended or renovated plots, with an average sale price of approximately AED 46,300,000. The exact total number of villas on Frond F and a Frond-F-specific completion date haven't been found in any source checked for this guide, so no figures are invented here.
A Note on the Name. It's worth being clear about this upfront: this guide covers Frond F on Palm Jumeirah, the established island that has been home to residents since the mid-2000s. Nakheel separately uses the letter "F" for its own official "Beach and Coral Collection – Frond F" on Palm Jebel Ali, a different, newer island. That Palm Jebel Ali project comprises 80 private beach villas, 33 five-bedroom and 47 six-bedroom homes, with construction that started in January 2025 and a targeted handover of January 2028. The two are easy to confuse in a quick search. If you're researching Palm Jumeirah specifically, and not a still-under-construction island, this page is the right one.
Palm Jumeirah's other villa products are covered separately on this site. For Frond E, another Signature Villas and Garden Homes frond on the same island, see Royale Stays' Frond E, Palm Jumeirah guide. For a wider overview of all of Palm Jumeirah's villa products and fronds, see the Palm Jumeirah villas guide.
Frond F sits toward the north of Palm Jumeirah, within the same short private-car access pattern as the rest of the island's fronds, reached via the main trunk road connecting to hotels, restaurants, and Nakheel Mall. Royale Stays hasn't confirmed the exact distance from Frond F to the nearest monorail stop, so this guide does not state a specific figure.
For Royale Stays' current, active Palm Jumeirah service, apartment management, see the Airbnb property management on Palm Jumeirah area guide; the villa service described on this page is a separate, expanding capability, not yet active on Palm Jumeirah specifically. For a look at a different Palm Jumeirah villa frond, see Frond E, Palm Jumeirah, Frond G, Palm Jumeirah or Frond P, Palm Jumeirah.
Two villa products sit on Frond F, and they're worth telling apart before you start browsing listings. Signature Villas Frond F, locally known as "Al Yabri," are the larger product: five to six-bedroom homes with a consistent built footprint of roughly 6,999 to 7,000 sq ft regardless of bedroom count. Garden Homes Frond F is a separate, smaller-footprint villa community on the same frond: four and five-bedroom layouts currently listed at roughly 6,709 to 7,446 sq ft, several marketed as extended or renovated from the original build. Both products typically include a private pool and private beach access, consistent with the wider Signature Villas and Garden Homes product lines across Palm Jumeirah's fronds.
Signature Villas and Garden Homes on Frond F typically include a private pool and direct private beach access, based on the wider product description across Palm Jumeirah. Owners and prospective buyers or renters should confirm current individual-villa amenities directly, since specific features vary by villa, and several Garden Homes on this frond have been individually extended or renovated beyond the original layout. Wider Palm Jumeirah amenities, including beach clubs, Nakheel Mall, Atlantis The Palm, and The Pointe's restaurants, are all a short drive from Frond F.
Palm Jumeirah is served by the Palm Monorail, connecting to the Dubai Tram at Gateway Towers station on the mainland. Frond F villas are typically accessed by private car along the frond's internal road. Royale Stays has not confirmed the exact distance from Frond F to the nearest monorail stop, so this guide does not state a specific figure.
Royale Stays hasn't compiled Frond-F-specific long-term rental data in this pass, so no rental figures are stated here rather than an invented estimate. Signature Villas on Frond F (Al Yabri) have recorded sale prices from roughly AED 17,025,000 to AED 145,000,000 over recent years, with the most recent 12 months' sales averaging approximately AED 95,000,000. Garden Homes on the same frond have averaged approximately AED 46,300,000 over the same recent period. These are real sale-market figures, not rental or income figures. It's worth repeating that these figures refer only to Palm Jumeirah's established Frond F: the separate, newer Palm Jebel Ali "Frond F" project remains under construction, with no residents and no rental or resale market of its own yet.
Short-term letting anywhere in Dubai, including for villas on Palm Jumeirah, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of property type or area. An owner considering Airbnb for a villa on Palm Jumeirah would need to hold that permit before listing. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve. Third-party short-term rental activity already exists directly on Frond F: Deluxe Holiday Homes, a named competitor operator, runs at least two dedicated villa listing pages for this exact frond, a six-bedroom villa with an assistant room and private pool, and a five-bedroom villa with an assistant's room, confirming active villa STR demand on Palm Jumeirah's Frond F independent of Royale Stays.
Royale Stays is honest about where its own villa-management service stands today: it has not yet started managing any villa on Palm Jumeirah, including on Frond F. Royale Stays does manage villas elsewhere in Dubai, including in Mag City (MBR City) and DAMAC Hills 2, and is expanding that villa-management capability to Palm Jumeirah's Frond communities. Owners can see examples of Royale Stays' DAMAC Hills 2 villa coverage at DAMAC Hills 2 Vardon, DAMAC Hills 2 Basswood and DAMAC Hills 2 Amazonia. No Palm Jumeirah villa clients, listings or earnings figures exist yet, so none are claimed here.
Owners with a Frond F villa interested in a management conversation ahead of that expansion can submit their property to start the conversation.
