About Palm Jumeirah's Villas

Palm Jumeirah is Nakheel's palm-shaped artificial island off Jumeirah, Dubai, built from a two-kilometre trunk, a crown of lettered fronds and a surrounding crescent breakwater. Property listings and this guide both use the working figure of 16 fronds, lettered A through P, since that is the naming convention every major portal and this guide's own frond-by-frond research actually uses; a small number of general reference sources cite 17.

Villas on Palm Jumeirah come in three Nakheel-built products, not one single villa type. Signature Villas are the largest, typically five to seven bedrooms from around 7,000 sq ft. Garden Homes are mid-sized, typically four or five bedrooms from around 5,000 to 9,000 sq ft. Canal Cove is the smallest, three to four-bedroom townhouses of roughly 3,800 to 5,060 sq ft, and unlike the other two products, Canal Cove is not confined to one frond: 118 Canal Cove homes are spread in small clusters across at least eight of the island's sixteen fronds.

Not to Be Confused With: Palm Jebel Ali. Nakheel is also building a second, much newer Palm-branded island, Palm Jebel Ali, still under construction with phased villa handovers beginning in late 2026. Palm Jebel Ali reuses several of the same frond letters as Palm Jumeirah, including K, L, M, N, O and P, and Nakheel has also reused the 'Garden Homes' and 'Signature Villas' product names there. Every fact on this page describes Palm Jumeirah, the original, long-established island, not Palm Jebel Ali.


Location & Nearby Landmarks

Palm Jumeirah connects to mainland Dubai by the Palm Monorail and Al Sufouh Road, putting Dubai Marina and Downtown Dubai within a short drive. Within the island itself, villa fronds sit alongside landmark developments including Atlantis The Palm and Atlantis The Royal on the crescent, Nakheel Mall and The Pointe on the trunk, and The View at The Palm and Aquaventure Waterpark near the island's northeast fronds.

Villa Types

Signature Villas are Palm Jumeirah's flagship villa product: five to seven bedrooms, built-up areas from around 7,000 sq ft on plots of roughly 13,000 sq ft, priced from about AED 14 million with individual sale listings reaching well over AED 200 million on the most sought-after fronds. Frond C's own Signature Villas, for example, run 7,372 to 9,000 sq ft with five or six bedrooms and eight to ten bathrooms. Note: the bare term 'Signature Villas' is also used for an unrelated townhouse development in Jumeirah Village Circle; this guide covers Nakheel's Palm Jumeirah product only.

Garden Homes sit between Signature Villas and Canal Cove in size: typically three to six bedrooms (most commonly four or five), with built-up areas from roughly 4,900 up to about 9,200 sq ft depending on the frond, priced roughly AED 25 million to AED 80 million.

Canal Cove is Palm Jumeirah's smallest villa product and the only one that spans multiple fronds rather than sitting on just one: three and four-bedroom, two-storey townhouses of roughly 3,800 to 5,060 sq ft, built in small clusters of six to twelve units across at least eight fronds (confirmed on Fronds A, C, G, H, I, J, K and M), priced roughly AED 12.5 million to AED 20.5 million.

Villa Market Context

Across all three products, Palm Jumeirah villa pricing runs roughly from the low tens of millions of dirhams (Canal Cove's smaller townhouses) to well over AED 200 million for the largest Signature Villas on the most sought-after fronds, such as Frond G's recorded AED 302.5 million sale in 2022, reported at the time as the most expensive villa sale in the Dubai market. Pricing varies significantly by frond, by product, and by individual villa condition and upgrades, so owners and prospective buyers should treat these as general market ranges rather than a quote for any specific villa.


STR Outlook & Royale Stays' Expansion to Palm Jumeirah Villas

Short-term letting anywhere in Dubai, villas included, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement regardless of property type or area. Royale Stays is honest about where its own villa-management service stands today: it has not yet started managing a villa on Palm Jumeirah. Royale Stays does manage villas elsewhere in Dubai, including in Mag City (MBR City) and DAMAC Hills 2, and is expanding that villa-management capability to Palm Jumeirah's Frond communities. No Palm Jumeirah villa clients, listings or earnings figures exist yet, so none are claimed here. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for the villas and apartments it does manage, from a fee starting at 15% of gross booking revenue.
