A gated villa frond on Palm Jumeirah, Dubai's established man-made island, home to two distinct Nakheel villa communities, Signature Villas and Garden Homes, not to be confused with the newer, still-under-construction Frond E on Palm Jebel Ali.

Frond E is a gated villa community on Palm Jumeirah, Dubai's man-made, palm-shaped island developed by Nakheel. Frond E is villa-only: it holds Nakheel's Signature Villas Frond E and the smaller Garden Homes Frond E, with no apartment stock at all. Signature Villas on Frond E are five to six-bedroom homes with eight to eleven bathrooms, built across several architectural design themes, including Central Gallery European, Central Pool Contemporary, Garden Lobby Mediterranean, Grand Staircase Contemporary, Great Rotunda Arabic, Riviera Plan One Style, Gallery Views European, Grand Courtyard Arabic and Grand Majlis Arabic; a recorded example runs to roughly 9,737 sq ft built on an approximately 11,388 sq ft plot, and these villas have sold for an average of roughly AED 100,750,000 over the past 12 months. Garden Homes on Frond E are the smaller product on this frond: three to five-bedroom villas with five to seven bathrooms, sized roughly 5,000 to 7,800 sq ft, with sale prices ranging from around AED 29,000,000 to over AED 65,000,000. The exact total number of villas on Frond E hasn't been found in any source checked for this guide, so no figure is invented here.
A Note on the Name. It's worth being clear about this upfront: this guide covers Frond E on Palm Jumeirah, the established island that has been home to residents since the mid-2000s. Nakheel separately uses the letter "E" for a much smaller, separate collection of Beach Villas and Coral Villas on Palm Jebel Ali, a different, newer island still under construction, with its own dedicated marketing pages and active off-plan sales. The two are easy to confuse in a quick search. If you're researching Palm Jumeirah specifically, and not a still-under-construction island, this page is the right one.
Palm Jumeirah's other villa products are covered separately on this site. For Frond D, another Signature Villas and Garden Homes frond on the same island, see Royale Stays' Frond D, Palm Jumeirah guide. For a wider overview of all of Palm Jumeirah's villa products and fronds, see the Palm Jumeirah villas guide.
Frond E sits on Palm Jumeirah, within the same short private-car access pattern as the rest of the island's fronds, reached via the main trunk road connecting to hotels, restaurants, and Nakheel Mall. Royale Stays hasn't confirmed the exact distance from Frond E to the nearest monorail stop, so this guide does not state a specific figure.
For Royale Stays' current, active Palm Jumeirah service, apartment management, see the Airbnb property management on Palm Jumeirah area guide; the villa service described on this page is a separate, expanding capability, not yet active on Palm Jumeirah specifically. For a look at a different Palm Jumeirah villa frond, see Frond D, Palm Jumeirah or Frond F, Palm Jumeirah.
Two villa products sit on Frond E, and they're worth telling apart before you start browsing listings. Signature Villas Frond E are the larger product: five to six-bedroom homes with eight to eleven bathrooms, built across multiple architectural design themes; a recorded example on the frond runs to roughly 9,737 sq ft built on a plot of around 11,388 sq ft, matching the wider Signature Villas product across Palm Jumeirah's fronds. Garden Homes Frond E is a separate, smaller-footprint villa community on the same frond: three to five-bedroom layouts with five to seven bathrooms, sized roughly 5,000 to 7,800 sq ft. Both products have been listed with private beach access and a private pool.
Villas on Frond E typically include a private pool and beach access, consistent with the wider Signature Villas and Garden Homes product descriptions across Palm Jumeirah. Garden Homes listings on this frond have also featured private gardens, maid's rooms, covered parking and central air conditioning. Owners and prospective buyers or renters should confirm current individual-villa amenities directly, since specific features vary by villa, community, and design theme. Wider Palm Jumeirah amenities, including beach clubs, Nakheel Mall, Atlantis The Palm, and The Pointe's restaurants, are all a short drive from Frond E.
Palm Jumeirah is served by the Palm Monorail, connecting to the Dubai Tram at Gateway Towers station on the mainland. Frond E villas are typically accessed by private car along the frond's internal road. Royale Stays has not confirmed the exact distance from Frond E to the nearest monorail stop, so this guide does not state a specific figure.
Royale Stays hasn't compiled Frond-E-specific long-term rental data in this pass, so no rental figures are stated here rather than an invented estimate. Signature Villas on Frond E have sold for an average of roughly AED 100,750,000 over the past 12 months; Garden Homes on Frond E have listed for sale in the roughly AED 29-65 million range, both real market data points rather than rental or income figures.
Short-term letting anywhere in Dubai, including for villas on Palm Jumeirah, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of property type or area. An owner considering Airbnb for a villa on Palm Jumeirah would need to hold that permit before listing. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve. Third-party short-term rental activity already exists directly on Frond E: a dedicated beachfront villa listing, "Frond E Villa, Palm Jumeirah," run by Mint Stay and bookable on major OTAs, confirms real villa STR demand on this exact frond independent of Royale Stays.
Royale Stays is honest about where its own villa-management service stands today: it has not yet started managing any villa on Palm Jumeirah, including on Frond E. Royale Stays does manage villas elsewhere in Dubai, including in Mag City (MBR City) and DAMAC Hills 2, and is expanding that villa-management capability to Palm Jumeirah's Frond communities. Owners can see examples of Royale Stays' DAMAC Hills 2 villa coverage at DAMAC Hills 2 Vardon, DAMAC Hills 2 Basswood and DAMAC Hills 2 Amazonia. No Palm Jumeirah villa clients, listings or earnings figures exist yet, so none are claimed here.
Owners with a Frond E villa interested in a management conversation ahead of that expansion can submit their property to start the conversation.
