About The Palladium
The Palladium is a mixed-use residential and commercial tower in Cluster C of Jumeirah Lake Towers, Dubai, developed by ETA Star Property Developers, the property arm of the long-established ETA ASCON Group. The tower stands 35 storeys and about 140 metres tall, with 320 apartments in one, two and three-bedroom layouts sitting above a base of offices and ground-floor retail space.
Construction finished in 2007, and the building has been actively traded and let ever since. Ownership here is freehold, open to both UAE residents and foreign investors. Some sources describe the tower informally as having 33 usable floors above three basement levels and a ground floor, which is simply a different way of counting the same 35-level structure rather than a real discrepancy.

Nearby attractions include The Walk at JBR, Marina Walk and Madame Tussauds Dubai, all a couple of kilometres away, with JLT Park and Marina Beach each around a kilometre from the building. Dubai Marina Mall is roughly a 6 to 8-minute drive, and Emirates Golf Club and Montgomerie Golf Course are both within a short drive.

The tower’s lower and mid floors hold more than 118,000 sq ft of office space with typical floor plates of around 9,000 sq ft, so residents share the building with a working daytime population, plus ground-floor coffee shops, boutiques and restaurants that give the lobby a livelier feel than a purely residential tower.

The Palladium’s shared facilities cover wellness, leisure and everyday convenience for residents and building tenants alike: a swimming pool and a children’s pool, a jacuzzi, a fitness gymnasium, a sauna and steam room, and a 150-metre indoor jogging track on the 34th floor.
Other amenities include landscaped gardens, high-speed elevators, a high-end lobby with retail, coffee shops and restaurants, a multi-purpose conference room, a kids’ play area, covered basement parking, key-card access control and round-the-clock CCTV security. The building is pet-friendly.
Transportation & Access
DMCC Metro Station is a very short drive or walk from The Palladium, and Sobha Realty Metro Station is one stop further along the Red Line, about two minutes away by car. Trams, feeder buses and taxis fill in the rest of the connections around JLT and neighbouring Dubai Marina.
By car, The Walk at JBR is around 9 to 13 minutes away, Palm Jumeirah roughly 10 to 11 minutes, Dubai Marina Mall about 6 to 8 minutes, Burj Al Arab around 16 minutes and Dubai Mall around 18 to 19 minutes. Dubai International Airport is roughly 21 to 27 minutes away depending on traffic.
The Palladium Price Guide
Recent Dubai Land Department sale records for genuine residential apartments in The Palladium show one-bedroom units around 993 sq ft trading between roughly AED 1.16 million and AED 1.32 million, and two-bedroom units around 1,153 to 1,187 sq ft trading between about AED 1.7 million and AED 1.73 million, all within the first half of 2026.
Over the past 12 months, roughly 25 apartments in the building changed hands at an average sold price of about AED 1.79 million, with recorded prices up around 4% over the last six months. Current asking rents for two-bedroom apartments run from about AED 105,000 to AED 140,000 a year, and a three-bedroom apartment has been listed at around AED 170,000 a year.
Sale and rent figures are drawn from live Dubai Land Department transaction records and current market listings on Propsearch.ae and JLT-Dubai.ae, confirmed against an independent DLD-linked dataset. A current asking sale price near AED 1.85 million for a two-bedroom unit comes from a single agency source and could not be cross-checked against a second live sale listing at the time of research, so treat it as indicative rather than confirmed.
