About Concorde Tower

Concorde Tower is a 45-storey mixed-use tower in Cluster H of Jumeirah Lakes Towers (JLT), developed by 32 Group Properties and completed in April 2008 following construction that began in November 2004. The architectural consultant was Arif & Bintoak. Formally registered with the Dubai Land Department as "Concorde Tower 1," the building sits off First Al Khail Street overlooking Lake Almas East.

Alongside studio, one- and two-bedroom apartments held on a freehold basis, Concorde Tower includes a floor of commercial office space, making it one of the few genuinely mixed residential-and-office towers in this part of JLT.

Developer, storeys and completion timeline cross-confirmed across three independent sources: propsearch.ae, the building's own owners' association management portal (mansions.iskaan.com), and bayut.com's Concorde Tower building guide, all in exact agreement. Architect sourced from propsearch.ae (single source, not contradicted elsewhere). Mixed-use classification (residential plus office space) confirmed by both the owners' association portal and bayut.com.

Airbnb & Short-Term Rental Income Potential

Jumeirah Lakes Towers sits directly beside Dubai Marina, one of Royale Stays' five core managed areas alongside Palm Jumeirah, Downtown Dubai, JBR and Business Bay. Concorde Tower is a privately developed freehold building with individual ownership, confirmed by real, ongoing Dubai Land Department sale transactions, and short-term letting anywhere in Dubai, including at Concorde Tower, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Concorde Tower would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy.

Concorde Tower already has a visible short-term rental presence: an Agoda listing covers apartments at the tower, alongside a TripAdvisor review of a guest stay, confirming genuine existing demand for short stays in the building. Royale Stays does not currently have booking data specific to Concorde Tower to draw on, so this guide does not present a building income figure it cannot support. Royale Stays can manage the full process for owners who prefer not to handle it directly, covering permit arrangement, furnishing, photography, pricing, check-in and guest communications, for a fee starting from 15%. See Royale Stays' Dubai holiday home permit guide for the current permit process.

No invented occupancy or nightly-rate figures are used for this specific building; none exist in the sources checked. The Agoda listing and TripAdvisor review found in the SERP entity-collision pull confirm genuine existing short-term-rental activity, but their specific rates/occupancy are not cited as building facts. JLT is outside Royale Stays' five core managed areas per data/company-info.json's target_areas; framed honestly as a normal, viable but not currently Royale-Stays-managed building, consistent with the sibling Al Shera Tower (JLT) build's own framing.
