About Preatoni Tower
Preatoni Tower is a mixed-use residential and commercial building in Cluster L of Jumeirah Lake Towers, Dubai, developed by Preatoni Properties (also referenced as Preatoni Property Group or Preatoni Group), an Italian real estate group with operations in Dubai since 2013. The tower stands 45 storeys and 643 feet tall, with 554 units in total: 230 residential apartments on the upper floors, plus 299 offices and 25 ground-level retail shops. Eng. Adnan Saffarini served as architectural consultant.
The building was originally launched under a different name, Dubai Star Tower, by a separate developer. That original project stalled after the 2008 financial crisis, and Preatoni took over the site, completing construction in October 2018 as Preatoni Tower. Dubai Land Department records for units in this building still sometimes carry the older Dubai Star project name, which is worth knowing if you come across it while researching the building. Ownership here is freehold.
Developer, storey count, total unit count, and the tower's history under its former Dubai Star Tower name are sourced from Propsearch.ae's building guide, Bayut.com's building guide and JLT-Dubai.ae's project page, three independent sources in agreement on the core facts. Storey count is reported as 45 by two of the three sources and 46 by the third; the 45-storey figure is used here as the majority reading. Architect name appears as Adnan Saffarini on two of the three sources and as a near-identical variant on the third.

Preatoni Tower Price Guide
Current resale listings at Preatoni Tower include one-bedroom apartments asking around AED 1.1 million to AED 1.27 million for units of roughly 733 to 737 sq ft. Asking rents across the building range from around AED 55,000 to AED 114,999 a year, averaging about AED 81,963, with examples including a 388 sq ft studio at AED 60,000 a year and a 925 sq ft two-bedroom apartment at AED 98,000 a year.
Sale and rent figures are drawn from Propsearch.ae's live listing summary and JLT-Dubai.ae's aggregated rent range for the building, both dated September 2026. Dubai Land Department transaction records available for this building are recorded for its office and retail units under the older Dubai Star project name rather than for residential apartments, so they are not used as a residential price reference here. A separate district-wide JLT benchmark (studios from AED 435,000) is a community average, not a Preatoni Tower-specific figure, and is not presented as one. Owners weighing a purchase here can model likely returns with Royale Stays' Dubai property ROI calculator.
Airbnb & Short-Term Rental Income Potential
Preatoni Tower’s residential units are registered as standard freehold apartments, so the usual owner-direct DTCM holiday home permit route applies to any unit here. Preatoni Properties is not a restricted hotel brand, so Royale Stays has no confirmed prohibition on short-term letting at this building, and units in the tower already appear on short-term rental listing platforms.
Preatoni Tower sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here. Its lakeside location, pool, gym and steam room, and the convenience of on-site retail and dining, are the kind of features that can appeal to short-stay guests. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners can submit their property for a free assessment.
Royale Stays has no current partnership, affiliation, or commercial relationship with Preatoni Properties. This page is an independent building guide for owners and investors researching the project.
