About Frond A, Palm Jumeirah

Frond A is a gated villa sub-community developed by Nakheel on Palm Jumeirah, Dubai's palm-shaped man-made island, situated to the east of the development and also known locally as Al Fardh. Frond A is villa-only: it holds Nakheel's Signature Villas Frond A and the smaller Garden Homes Frond A, with no apartment stock at all. Signature Villas on Frond A are four to six-bedroom homes, listed from around AED 29 million, with individual villas typically sized around 14,600-14,700 sq ft on their plots and an average sale price of roughly AED 40 million. Garden Homes on Frond A are the smaller product on this frond: three to five-bedroom villas across several design themes, with current listings sized roughly 5,000-7,078 sq ft and priced from around AED 30 million to AED 49.9 million. The exact total number of villas on Frond A has not been found in any source checked for this guide, so no figure is invented here.

A Note on the Name. "Frond A" also names a separate, much newer collection of Beach Villas and Coral Villas on Palm Jebel Ali, a different Nakheel island still under construction. This guide covers Frond A on the established Palm Jumeirah specifically, home to Nakheel's Signature Villas and Garden Homes, not the Palm Jebel Ali project.

Typical drive times run around 22 minutes to Dubai Mall, 18 minutes to Burj Al Arab, 17 minutes to The Walk at JBR, 30 minutes to Dubai International Airport, and 40 minutes to Al Maktoum International Airport. Frond A villas are typically accessed by private car along the frond's internal road; from Frond A it is roughly a 22-minute drive to Dubai Mall and around 18 minutes to Burj Al Arab. Royale Stays has not confirmed the exact distance from Frond A to the nearest monorail stop, so this guide does not state a specific figure.

Short-term letting anywhere in Dubai, including for villas on Palm Jumeirah, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of property type or area. An owner considering Airbnb for a villa on Palm Jumeirah would need to hold that permit before listing.
