About Bloom Heights
Bloom Heights is a twin-tower apartment complex in JVC District 15, part of Jumeirah Village Circle, developed by Bloom Properties, a Bloom Holding business. The development comprises two connected high-rise buildings, marketed as Bloom Heights 1 and Bloom Heights 2, holding 686 apartments in total.
Construction started in July 2016, with Bloom Properties publicly unveiling the project in September 2016 as a mid-market housing development. The original estimated handover was early 2019; construction was later reported finished in February 2021, and Bloom Holding’s own press release, dated 8 August 2021, confirms both towers received their Completion Certificate with handovers beginning that month. Units range from studios to three-bedroom apartments, with developer materials citing sizes from roughly 395 to 1,500 square feet, plus a number of ground-floor retail units including a supermarket, a pharmacy and a pet shop.
Dubai Land Department's own transaction records for this development label the two buildings "Bloom Heights A" and "Bloom Heights B", the same naming used on Airbnb and other rental listings, while Bloom Holding's own press materials and propsearch.ae's own building guide both refer to the same two buildings as Bloom Heights 1 and Bloom Heights 2; both conventions describe the identical two towers. Storey counts for the two towers are reported inconsistently even within a single source (one reading gives 35 and 30 storeys, another gives 28 and 23 storeys atop a shared five-storey podium), so no single storey figure is treated as confirmed here. Bloom Heights is a separate Bloom Holding/Bloom Properties development from Bloom Towers, a three-tower, 944-unit complex in JVC District 10 also covered on this site; the two are not the same project despite sharing a developer and a wider area.

Bloom Heights sits in Jumeirah Village Circle, District 15, with Sider Park and Samer Park both roughly 0.1 km away, Cinepolis at Circle Mall and Reel Cinemas at The Springs Souk both roughly 1.6 km away, and Dubai Miracle Garden roughly 4.1 km away. The under-construction Azizi Ruby, an apartment tower by Azizi Developments, sits in the same District 15, and The Residence by Prestige One, a studio-to-two-bedroom apartment complex, sits nearby in JVC District 12. Bloom Heights is a separate development from the same-developer Bloom Towers complex in JVC District 10.

Airbnb / Short-Term Rental Income Potential
Multiple independent Airbnb listings already market units inside Bloom Heights by name, including studios and one-bedroom apartments across both the A/1 and B/2 buildings. This is third-party operator listing activity, not Royale Stays-managed properties, and should be read as market evidence that short-term letting is already happening in this exact building, not as a claim about any specific listing’s performance.
JVC is a confirmed, active Royale Stays management area, with dedicated apartment building guides already covering the same-developer Bloom Towers complex alongside other JVC towers. Short-term letting anywhere in Dubai, including at Bloom Heights, runs through a DTCM (Department of Economy and Tourism) holiday home permit; Bloom Properties is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, from a fee starting from 15%, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of building.
Royale Stays does not yet have Bloom Heights-specific portfolio data to draw on for this guide; this section reflects the already-visible operator/listing demand at Bloom Heights only.
