About The Residence by Prestige One

The Residence by Prestige One is a six-storey (G+5) freehold residential building in JVC District 12, Jumeirah Village Circle, developed by Prestige One Developments. Construction began in September 2023 and the building was completed and handed over by April 2026, with the handover marked by a ceremony attended by representatives of Dubai Land Department and Dubai Development Authority.

This building should not be confused with the unrelated, similarly named numbered "Residence" towers elsewhere in JVC. The Residence 3, The Residence 4 and The Residence 6 are separate buildings developed by a different company, Orient Gate Real Estate, spread across JVC Districts 14, 17 and 18. It is also unrelated to The Residences (plural), a separate nine-tower complex facing Burj Khalifa in Downtown Dubai developed by a different company again, and to The Address Residence Fountain Views, a wholly different Emaar-branded project also in Downtown Dubai.

Location & Nearby Landmarks

The Residence by Prestige One sits in JVC District 12, part of Jumeirah Village Circle, one of Dubai's most affordable freehold districts. The developer's own materials place the building roughly 14 minutes from Dubai Autodrome, 18 minutes from Mall of the Emirates, 20 minutes from Palm Jumeirah, 23 minutes from Dubai Marina, and 28 minutes from both Downtown Dubai and Dubai International Airport.

The Residence by Prestige One joins Royale Stays' wider JVC Building Guide cluster alongside The Residence 3 and The Residence 6, two separate, unrelated JVC towers that happen to share part of this building's name (developed by a different company, Orient Gate Real Estate). The nearby Bloom Heights, a twin-tower apartment complex in JVC District 15, sits a short drive away.

Unit Types

The Residence by Prestige One offers studio, one-bedroom and two-bedroom apartments. Dubai Land Department transaction records for the building show one-bedroom units typically sized around 790 to 940 square feet, and two-bedroom units typically sized around 1,330 to 1,760 square feet. Royale Stays has not independently verified a full unit-by-unit breakdown for this specific building beyond these recorded transaction sizes, so owners should confirm their own unit's exact layout with building management or the developer.

Amenities

The developer lists a swimming pool with a hot tub, a fitness centre, a rooftop deck with an outdoor cinema, a putting green, barbecue and sunken seating areas, a landscaped rolling lawn, an outdoor kids' play area, cabanas and sunbeds, locker rooms, bicycle parking and EV charging stations. This boutique, low-rise amenity set is smaller in scale than a typical JVC tower, consistent with the building's six-storey configuration.

Transportation & Access

JVC has no on-site Metro station, so most residents and guests rely on a car, taxi or ride-hailing app. The Residence by Prestige One sits close to Sheikh Mohammed Bin Zayed Road, giving reasonably direct access to Al Khail Road and onward to Dubai Marina, Downtown Dubai and Palm Jumeirah without needing to cross through the city centre.

The Residence by Prestige One was originally targeted for a November 2025 delivery and was completed and handed over by April 2026, a modest delay from the original estimate. Dubai Land Department transaction records for the building show a wide range of recent sale and mortgage figures, so Royale Stays has not independently verified a stable achievable resale or rental price for this specific building beyond the confirmed unit sizes noted above. JVC's broader affordability relative to Marina, Downtown or JBR remains a core reason for sustained investor and tenant interest in buildings like this one.

Anyone evaluating a unit at The Residence by Prestige One specifically as an income property should treat portal-level pricing as a starting reference only and confirm actual achievable rates for the exact unit before committing. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including at The Residence by Prestige One, requires a DTCM holiday-home permit, along with confirming the building's own short-term letting policy before listing a unit.

Royale Stays' own managed JVC portfolio shows studio units averaging AED 339/night at 88% occupancy (around AED 9,202/month), one-bedroom units averaging AED 432/night at 85% occupancy (around AED 11,344/month), and two-bedroom units averaging AED 750/night at 88% occupancy (around AED 20,400/month), a spread that lines up with this building's own studio-to-two-bedroom unit mix. Royale Stays handles the full furnishing, photography, pricing, check-in and guest communications for owners at JVC buildings like The Residence by Prestige One, from a management fee starting from 15%.

Prestige One Developments is a private residential developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that apartments at The Residence by Prestige One can't be run as licensed holiday homes. Owners ready to move forward can submit their property for a free earnings estimate.
