About Elite 10 Sports Residence

Elite 10 Sports Residence is a residential complex in the Al Hebiah Fourth area of Dubai Sports City, developed by Triplanet Range Group through its subsidiary Range 4 Development. Construction began in October 2014 and, per Dubai Land Department milestone data, finished in December 2017. Unlike every other numbered Elite Sports Residence tower, Elite 10 is built as two individual sub-buildings, Elite 10 Sports Residence Block A and Block B, each 16 storeys, together holding a total of 800 studio, one-, two- and three-bedroom apartments.

Elite 10 is the tenth of ten numbered buildings in the wider Elite Sports Residence complex in Dubai Sports City, all developed by the same Triplanet group but each a separate, individually registered project with its own storey count and unit mix. Royale Stays already covers five sibling towers elsewhere in the complex: Elite 1 Sports Residence (10 storeys), Elite 3 Sports Residence (20 storeys), Elite Sports Residence 5, Elite 6 Sports Residence (22 storeys), and Elite 7 Sports Residence (18 storeys). The six share a developer and a naming convention only, not a building. Elite 10's own Dubai Land Department transaction records list each of its two blocks under the alternate names "Elite 10 Sports Residence, 1" and "Elite 10 Sports Residence, 2", distinct from every other numbered sibling's own transaction naming.

The developer describes the complex as offering studio, one-, two- and three-bedroom apartments with balconies, and claims that 80% of units enjoy a full view of the adjacent golf course, with a simplistic, minimalist design and generous landscaped areas. Sources agree closely on the developer group, the 2014 construction start, and the 800-unit total, but differ on storey count: Elite 10's own dedicated building guide states 16 storeys per block, while a separate complex-wide overview of all ten Elite towers states 10 storeys for Elite 10. Both figures are given, with the building's own dedicated page treated as the more building-specific source.

Developer, unit total and construction dates sourced from Propsearch.ae's dedicated Elite 10 Sports Residence guide ("a development by Triplanet Range Group through its subsidiary Range 4 Development", "the development contains a total of 800 units", Milestones panel: "Construction Started: October 2014", "Construction Finished: December 2017"). Bayut.com's complex-wide "Elite Sports Residence" guide ("developed by Triplanet International FZC"), covers all ten Elite towers rather than being a dedicated Elite 10 page (no dedicated Bayut page for Elite 10 exists). Conflict on storeys: Propsearch's dedicated page ("Storeys: 16 storeys + 16 storeys", matching the two-block structure) versus Bayut's complex-wide summary ("Elite Sports Residence 1, 8 and 10 comprise 10 storeys"); both are given. Two-block structure ("Elite 10 Sports Residence Block A and Elite 10 Sports Residence Block B") and per-block Dubai Land Department transaction naming ("ELITE 10 SPORTS RESIDENCE, 1" and "ELITE 10 SPORTS RESIDENCE, 2") sourced from Propsearch.ae's Sub-buildings panel and its own Latest Transactions table for this building, individually confirmed across all visible transaction rows with no cross-contamination from any other numbered Elite sibling. Golf-course-view and design claims are explicitly the developer's own, per Propsearch's Additional Information panel.

Unit Types

Elite 10 Sports Residence comprises studio, one-, two- and three-bedroom apartments across its two blocks. A complex-wide overview of all ten Elite towers gives developer size ranges of roughly 443 to 575 sq ft for studios, 690 to 950 sq ft for one-bedroom units, 1,013 to 1,600 sq ft for two-bedroom units, and 1,850 to 1,900 sq ft for three-bedroom units. Dubai Land Department transaction records for Elite 10 specifically show real sold units closely matching these ranges: studios at 433 and 483 sq ft, a one-bedroom sale at 770 sq ft, and two-bedroom sales at 1,085, 1,255 and 1,343 sq ft. No three-bedroom sale record was visible in the publicly accessible portion of the Land Department record.

Complex-wide developer size ranges sourced from Bayut.com's "Apartment Types in Elite Sports Residence" section (studio "443 sq. ft. to 575 sq. ft.", 1-bed "690 sq. ft. to 950 sq. ft.", 2-bed "1,013 sq. ft. to 1,600 sq. ft.", 3-bed "1,850 and 1,900 sq. ft."), which are complex-wide rather than Elite-10-specific since no dedicated Bayut page exists for this building. Actual sold-unit sizes sourced from Propsearch.ae's Latest Transactions table for Elite 10 Sports Residence, each row individually confirmed Transaction Type: Sale, Building Name: "ELITE 10 SPORTS RESIDENCE, 1" or "ELITE 10 SPORTS RESIDENCE, 2".

Amenities

Elite 10 Sports Residence gives residents access to a swimming pool, jacuzzi, sauna and a fully equipped gym. A complex-wide overview of the wider Elite Sports Residence development describes separate men's and women's infinity pools plus a shallow kids' pool, separate saunas, steam rooms and spa facilities, a barbecue area, landscaped parks, ground-floor retail outlets, backup generators, a dedicated prayer space, underground parking with one space per apartment, high-speed elevators, 24-hour security with CCTV monitoring, on-site maintenance staff, 24-hour concierge services, fire extinguishers and intercom service to each unit.

Building-specific amenities (pool, jacuzzi, sauna, gym) sourced from Propsearch.ae's Additional Information for Elite 10 Sports Residence. Fuller facility detail sourced from Bayut.com's complex-wide "Facilities in Elite Sports Residence" section, which covers all ten Elite towers rather than being Elite-10-specific since no dedicated Bayut page exists for this building. The two sources agree on the core wet-amenity list (pool, sauna, gym).

Transportation & Access

From Elite 10 Sports Residence it takes roughly 20 minutes to drive to Dubai Mall, 15 minutes to Palm Jumeirah, 17 minutes to Burj Al Arab, and 17 minutes to The Walk JBR. Dubai International Airport (DXB) is roughly 26 minutes' drive and Al Maktoum International Airport is roughly 29 minutes' drive. A complex-wide review of the wider Elite Sports Residence development specifically names Elite 10, alongside Elite 7 and Elite 8, as one of only three towers in the ten-building complex that sit closer to public transport, noting that the other seven towers are at considerable distances from bus stops and metro stations.

Commute-time estimates sourced from Propsearch.ae's "Transport & Access" panel for Elite 10 Sports Residence specifically, Google Maps-calculated. The relative transit-access note is sourced from Bayut.com's complex-wide "Things to Consider" section ("Apart from Elite Sports Residence 7, 8 and 10, other buildings are at considerable distances from bus stops and metro stations"), a complex-wide comparison that specifically names Elite 10 by number.

Dubai Land Department transaction data (via Propsearch.ae) records several recent Sale-type transactions for Elite 10 Sports Residence: studio units at AED 485,000 (433 sq ft, 23 July 2026) and AED 470,000 (483 sq ft, 4 August 2026); a one-bedroom unit at AED 650,000 (770 sq ft, 11 August 2026); and two-bedroom units at AED 925,000 (1,085 sq ft, 13 August 2026), AED 1,150,000 (1,255 sq ft, 25 August 2026) and AED 1,175,000 (1,343 sq ft, 21 August 2026). No Sale-type transaction for a three-bedroom unit was visible in the publicly accessible portion of the Land Department record.

The commonly quoted figure of around AED 1,150,000 for a two-bedroom unit in this building is confirmed as a genuine Sale-type record (1,255 sq ft, 25 August 2026), not a mortgage or grant record, so it can be read as a representative recent sale price for that unit size. Several Mortgage Registration records also appear on the same Land Department page for this building and were excluded from the figures above, since a mortgage figure does not represent an actual sale price.

DLD sale transaction figures sourced from Propsearch.ae's Latest Transactions table for Elite 10 Sports Residence, each row individually confirmed Transaction Type: Sale (6 of 10 visible rows), Building Name: "ELITE 10 SPORTS RESIDENCE, 1" or "ELITE 10 SPORTS RESIDENCE, 2". The remaining 4 visible rows were Mortgage Registration records and were excluded per the standing Dubai Land Department transaction-type filtering rule (Mortgage Registration, Grant, Lease Finance Registration, Lease-to-Own Registration and similar non-sale transaction types are never counted as sale prices). The AED 1,150,000 figure was individually checked and confirmed to be a genuine Sale-type record for a 1,255 sq ft two-bedroom unit, not a Mortgage Registration or other non-sale record.

Airbnb & Short-Term Rental Income Potential

Dubai Sports City is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Elite 10 Sports Residence specifically. Triplanet Range Group is the complex's developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home here.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process.
