About Mira Villas by Bentley Home
Mira Villas by Bentley Home is a gated villa community in District 11 of Meydan, part of Mohammed Bin Rashid City, developed by Mira Developments in partnership with the Bentley Home interior design brand, marketed as the first Bentley Home-branded villa community in the world. The project comprises 36 fully furnished five-bedroom homes: 27 villas of around 670 square metres (roughly 7,200 sq ft) and 9 larger mansions of around 1,400 square metres (roughly 15,000 sq ft), each with four main bedrooms on the first floor and a guest bedroom on the ground floor. The project follows a 50/50 payment plan, 50 percent on booking and 50 percent on completion.
Interiors are fitted with furniture from the Bentley Home collection across three design palettes, Traditional, Formal and Contemporary, each said to echo a different era of Bentley automotive design, plus household items from Bernardaud, Christofle, Lalique, Frette and Gaggenau. Per the developer’s own marketing, buyers of a five-bedroom mansion are offered a complimentary limited-edition Bentley car, a promotional detail disclosed here as the developer’s own claim rather than an independently verified fact.
Not to be confused with two unrelated properties that share part of the name. Mira and Mira Oasis in Reem, Dubailand (also covered on Royale Stays) are separate, older townhouse communities by a different developer, Dubai Properties, with no connection to Mira Developments or Bentley Home. Separately, Bentley Residences in Sunny Isles Beach, Miami, is a 63-storey condominium tower developed by Dezer Development in partnership with Bentley Motors, the car manufacturer directly, not Bentley Home, its licensed interior-design division; it is an unrelated project in a different country. On pricing, one third-party portal recorded an original 2025 sales-launch price from around AED 21.5 million, while the developer's own current listing shows a starting price of AED 27.2 million; this reflects price appreciation since launch, common for in-demand off-plan projects, not a factual conflict.
Location & Nearby Landmarks
Mira Villas by Bentley Home sits in District 11, Mohammed Bin Rashid City, within the wider Wadi Al Safa 3 area of Dubailand, with quick access to Al Ain Road. Per the developer, Burj Khalifa and Downtown Dubai are reachable in roughly 15 minutes. Royale Stays’ District 11, MBR City area guide covers the wider district and its other independent developments.
Nearby District 11 developments include Knightsbridge by LEOS Developments and Wadi Villas by Arista Properties, both separate off-plan villa and townhouse communities in the same district. District 11 should not be confused with District One, a separate, better-known Meydan Sobha joint-venture community elsewhere in MBR City built around its own crystal lagoon.
Villa Types
Mira Villas by Bentley Home offers two home types across 36 units: 27 five-bedroom villas of around 670 square metres (roughly 7,200 sq ft), and 9 five-bedroom mansions of around 1,400 square metres (roughly 15,000 sq ft). Every home has four main bedrooms on the first floor and one guest bedroom on the ground floor, direct views of the community’s private lagoon, and a private terrace. Buyers choose from three fully furnished Bentley Home interior styles, Traditional, Formal or Contemporary, and mansion owners additionally get an in-villa private gym and cinema.
Amenities
Confirmed across the developer’s own listing and independent portal research, Mira Villas by Bentley Home is built around a private crystal lagoon with direct waterfront access for every home, a Technogym-equipped community gym, and a resident clubhouse and lounge with food and beverage service. Five-bedroom mansions add a private gym and private cinema of their own. Marketing material additionally lists a cafe, a shared cinema room, a co-working space, and concierge, housekeeping and valet parking services, per one portal not independently cross-verified this session.
Dubai Land Department transaction records published via a third-party DLD data aggregator show 13 recorded sale transactions for the project between September 2025 and July 2026, ranging from roughly AED 23.3 million to AED 49.1 million across five-bedroom units of 5,139 to 9,106 sq ft, indicating an active pre-registration market ahead of handover. This reflects off-plan primary-market activity, not a resale or rental comparable.
Transportation & Access
Mira Villas by Bentley Home is car-dependent, like the rest of District 11, with quick access to Al Ain Road and the wider Mohammed Bin Rashid City road network. The developer puts Burj Khalifa and Downtown Dubai at roughly 15 minutes by car. As with the rest of District 11, there is no Dubai Metro station directly serving the community.
Rental & Price Trends
Mira Villas by Bentley Home is currently sold off-plan, with the developer’s own listing showing a current starting price of AED 27.2 million for a five-bedroom villa, up from an original 2025 sales-launch price of around AED 21.5 million recorded by a third-party portal. Dubai Land Department transaction records show 13 recorded sales between September 2025 and July 2026 ranging from roughly AED 23.3 million to AED 49.1 million. As an off-plan project still under construction ahead of its targeted Q4 2026 handover, it does not yet have a completed-unit resale or rental history. Owners weighing a purchase here against other District 11 or wider Meydan options can model both scenarios with Royale Stays’ Dubai property ROI calculator.
Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a villa at Mira Villas by Bentley Home, requires a DTCM holiday home permit. Mira Developments is a standard private freehold developer, not a hotel brand or serviced-apartment operator, so once handover completes the permit would be applied for directly, the same routing that applies at Wadi Villas, MAG City and other MBR City villa communities. Read more in Royale Stays’ holiday home permit guide.
Royale Stays does not currently manage a property at Mira Villas by Bentley Home, and because the community is still under construction ahead of its targeted Q4 2026 handover, no Mira Villas-specific short-term rental listing or earnings data exists yet anywhere. At an AED 27 million-plus price point, an owner here is as likely to use the home personally as to let it, but for owners who do want to rent, the company’s real Dubai villa short-term rental track record comes from a managed villa in MAG City, part of the same MBR City masterplan, plus villas in DAMAC Hills and DAMAC Hills 2. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners planning ahead of handover can submit their property for a free assessment.
Income data reflects Royale Stays' own managed MAG City villa, a separate MBR City property, Hospitable-verified for December 2025 to April 2026, reviewed by Chris Veinbaums, DTCM-licensed operator. Mira Villas by Bentley Home-specific performance data does not exist yet; the project has not been handed over as of this guide's publication.
