Launched in September 2024, Knightsbridge is still under construction, with handover expected in 2027. About the Community
Knightsbridge is a villa and townhouse community developed by LEOS Developments within District 11 of Meydan, part of Mohammed Bin Rashid City. LEOS officially launched the project in September 2024, marketing it as Dubai’s first climate-adaptive wellness community, with 112 homes planned across two phases: four-bedroom townhouses and five- and six-bedroom villas. This guide covers the original Knightsbridge project. A separate, later sibling development by the same developer nearby, Knightsbridge 2, is a distinct project and is not covered here.
Architecturally, Knightsbridge follows a British-inspired design language: bay-view windows for natural light, curved lines intended to help with climate control, and a facade mix of yellow stone and metal cladding. Phase 1 comprises 43 four-bedroom Highclere townhouses plus the five-bedroom Grosvenor villa and the six-bedroom Balmoral villa. Phase 2 adds two further villa types, the five-bedroom Chatsworth and the six-bedroom Blenheim. As of this guide, Knightsbridge remains under construction, with handover expected in 2027.

By car, Dubai Silicon Oasis is about 8 minutes away, Dubai Design District (D3) about 14 minutes via E66, and Dubai International Airport around 20 minutes.

Knightsbridge offers three configurations across two phases: four-bedroom Highclere townhouses (43 units, Phase 1 only, built-up area roughly 3,958 to 4,001 sq ft, plot 1,853 to 4,191 sq ft), five-bedroom villas (the Grosvenor in Phase 1, the Chatsworth in Phase 2), and six-bedroom villas (the Balmoral in Phase 1, the Blenheim in Phase 2, the largest at roughly 9,007 sq ft sellable area on a plot up to 9,527 sq ft). Every townhouse comes with a private garden, pool and elevator; every villa adds a private pool, walk-in closets, a private elevator and a dedicated wellness area, with the six-bedroom villas including a private gym, cinema and a Takibi fire pit.
Amenities
Knightsbridge is built around a swimmable lagoon and a re-oxygenating waterfall, with a running track and a fresh harvest garden woven through the shared landscaping. Wellness-focused extras include a stargazing area, an outdoor cinema, a Japanese Rapha Yoga area nicknamed The Serpentine, and private wellness areas with Takibi fire pits at villa level. Every home is fitted with smart home technology and AI-powered security. Phase 2 is planned to add The Ripple Water Cafe.
Transportation & Access
Knightsbridge sits close to Al Ain-Dubai Road (E66) and Sheikh Mohammed Bin Zayed Road (E311), giving quick access to the wider road network: Dubai Silicon Oasis is about 8 minutes by car, Dubai Design District (D3) about 14 minutes, and Dubai International Airport around 20 minutes. Like most low-density villa districts in MBR City, District 11 has no Dubai Metro station of its own, making a car the practical way to get around.
Rental & Price Trends
Currently listed off-plan asking prices start from around AED 4.3 million for a Knightsbridge townhouse and AED 6.2 million for a villa. As an off-plan project still under construction ahead of its 2027 handover, Knightsbridge does not yet have a completed-unit resale history, though off-plan resale listings are already trading on major property portals. Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a home at Knightsbridge, requires a DTCM holiday home permit. LEOS Developments is a standard private freehold developer, not a hotel brand or serviced-apartment operator, so once handover completes the permit is applied for directly, the same routing that applies at Wadi Villas, MAG City and other MBR City villa communities. Royale Stays does not currently manage a property at Knightsbridge, and because the community is still under construction ahead of its 2027 handover, no Knightsbridge-specific short-term rental listing or earnings data exists yet anywhere. The company’s real Dubai villa short-term rental track record comes from a managed villa in MAG City, part of the same MBR City masterplan, plus villas in DAMAC Hills and DAMAC Hills 2.
