About the Community
Wadi Villas is a boutique villa community developed by Arista Properties within District 11 of Meydan, part of Mohammed Bin Rashid City. It is Arista Properties’ flagship debut project in Dubai, comprising 30 villas across four-, five- and six-bedroom configurations, with the largest six-bedroom mansions running to just over 16,000 sq ft. The development is valued at more than AED 500 million, a separate figure from Arista Properties’ own wider, multi-year AED 5 billion Dubai investment plan announced around the same launch.
Architecture is by Hirsch Bedner Associates (HBA), with landscape design by Coopers Hill (also written Coopers Hills in some listings). The community follows a rainforest-inspired theme, with waterfalls and streams planned through the shared landscaping around a central clubhouse. Enabling works began in July 2024, and completion is targeted for the fourth quarter of 2026. Construction-trade coverage names New Systems Engineering LLC as the appointed main contractor; a separate, less-corroborated report instead named AASA Group, a claim this guide does not use. Wadi Villas is one specific 30-villa development within District 11, not the whole district, and should not be confused with District One, a separate, older villa community developed elsewhere in MBR City by the Meydan Sobha joint venture.

Wadi Villas sits within District 11 of Meydan, at the corner of Dubai-Al Ain Road and Sheikh Mohammed Bin Zayed Road, within the wider Mohammed Bin Rashid City masterplan alongside Meydan One, Azizi Riviera, MAG City and District One. As a low-density villa community built around internal courtyards and water features, it sits set back from the area’s main roads rather than directly on them.

Villa Types
Wadi Villas offers three configurations: four-bedroom and five-bedroom villas, plus six-bedroom mansions at the top of the range. Sizes run from roughly 6,500 sq ft up to just over 16,000 sq ft for the largest mansions. Every home is built with a double-height entrance, a spiral staircase, a private lift, a private swimming pool, ceiling heights of up to 4 metres and covered parking for two to six cars, depending on villa type.
Amenities
The community is organised around a central clubhouse with its own double-height entrance, water features and a 25-metre pool designed to be illuminated at night. The clubhouse also includes a coworking lounge, a multipurpose lounge and a cafe. Arista Properties markets the wider development around a rainforest theme, with waterfalls and streams woven through the shared landscaping designed by Coopers Hill.
Transportation & Access
Meydan’s District 11 sits at the corner of Dubai-Al Ain Road and Sheikh Mohammed Bin Zayed Road, giving roughly a 10 to 15 minute drive onto the wider road network. The area has no Dubai Metro station of its own; the nearest stations are Business Bay and Noor Islamic Bank, roughly 15 to 20 minutes away by car, making District 11 a car-dependent community, consistent with most low-density villa districts in MBR City. A future metro station and Etihad Rail connection are both part of MBR City’s longer-term transport plans, but neither is built yet.
Rental & Price Trends
Wadi Villas launched with prices starting from around AED 14 million for a four-bedroom villa, a figure repeated consistently across multiple listing sources within a narrow AED 13.5 to 14.7 million band. As an off-plan project still under construction and targeted for a fourth-quarter 2026 handover, Wadi Villas does not yet have a completed-unit resale history, though off-plan resale listings are already trading actively on major property portals. Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a villa at Wadi Villas, requires a DTCM holiday home permit. Arista Properties is a standard freehold developer, not a hotel brand or serviced-apartment operator, so once handover completes the permit is applied for directly, the same routing that applies at MAG City, District One and other MBR City villa communities. Royale Stays does not currently manage a property at Wadi Villas, and because the community is still under construction ahead of its targeted Q4 2026 handover, no Wadi-Villas-specific short-term rental listing or earnings data exists yet anywhere. The company’s real Dubai villa short-term rental track record comes from a managed villa in MAG City, part of the same MBR City masterplan, plus villas in DAMAC Hills and DAMAC Hills 2. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%.
