About Mirabella 6

Mirabella 6 is a freehold townhouse row in JVC District 11, part of Jumeirah Village Circle, developed by Fortis Plus Holdings Ltd. Rather than a single tower or a mixed-use high-rise, the development comprises 16 individual townhouses arranged in a low-rise row, each rising three storeys (ground floor plus two upper floors).

Construction began in April 2008 and the row was completed by December 2010. All 16 townhouses follow a three-bedroom layout, with recent Dubai Land Department transaction records showing built-up areas ranging from about 1,415 to 1,487 square feet.

Mirabella 6 is one of eight numbered Mirabella developments Fortis Plus Holdings has built across JVC Districts 11 and 12 (Mirabella 1 through 8), each a physically separate row. Mirabella 3 (District 12) and Mirabella 8 (District 11) are the only other phases currently live on this site; this guide covers Mirabella 6 specifically, not the series generally. Dubai Land Department also registers this development under the area name "Al Barsha South Fourth" even though property portals market it as "JVC District 11", the same physical location under two different area labels.

As with the rest of the community, most residents at Mirabella 6 rely on a car or taxi for day-to-day travel, though RTA bus route J01 also serves stops within the wider Mirabella cluster.

Airbnb / Short-Term Rental Income Potential

No building-specific prohibition on short-term letting was found for Mirabella 6. Fortis Plus Holdings is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. A DTCM holiday-home permit from the Department of Economy and Tourism is the standard route for any Dubai freehold villa or townhouse.

Royale Stays' confirmed villa-management markets are Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, and JVC townhouses like Mirabella 6 sit outside those confirmed markets today, so no building-specific earnings figure is quoted here. Royale Stays does actively manage JVC short-term rentals on the apartment side of the community; the wider JVC Airbnb management guide covers that in more depth. Royale Stays manages Dubai holiday homes from a fee starting from 15%, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of property type.

Royale Stays has not independently confirmed a live Airbnb listing at Mirabella 6 at the time of writing; figures above describe the company's real Mag City/DAMAC Hills villa-management track record for context, not a Mirabella 6-specific guarantee.

Mirabella 6 sits in District 11, alongside Mirabella 8 (also District 11), while Mirabella 3 sits in the neighbouring District 12. Structurally, yes. No building-specific prohibition on short-term letting was found, and Fortis Plus Holdings is not a hotel-branded developer with the kind of restriction that applies to buildings like Vida. Any owner would still need a DTCM holiday-home permit from the Department of Economy and Tourism before listing, the same standard requirement across Dubai.
