Gate Eleven Residences is a freehold apartment development in District 11, part of Mohammed Bin Rashid City (MBR City), Meydan. It is developed by Amwaj Development and comprises four mid-rise buildings (Gate Eleven Building 1 through 4), each built to a basement plus ground plus five floors plus roof structure, arranged around a shared, landscaped, lagoon-facing podium. Transportation & Access

Gate Eleven Residences sits within District 11 close to Al Ain Road, with quick access to Sheikh Mohammed Bin Zayed Road (roughly 4 minutes by car, per the developer) and the wider Mohammed Bin Rashid City road network. Dubai International Airport is reachable in roughly 15 minutes and Downtown Dubai in roughly 18 minutes. As with most of District 11, the area is car-dependent, with no Dubai Metro station directly serving the development.

Gate Eleven Residences is a pre-handover, off-plan development, so no current Airbnb or short-term rental activity exists there yet, and Royale Stays makes no claim of managing any unit in the building today.

Once handed over, District 11’s freehold status and growing footprint of new residential and lifestyle amenities, together with Meydan’s established short-stay demand near Downtown Dubai and Business Bay, would make individual Gate Eleven units realistic short-term rental candidates for owners. Amwaj Development is a private developer, not a hotel brand and not Vida-branded (the only confirmed strict short-term-letting prohibition on Royale Stays’ own list), so the standard direct-owner DTCM holiday-home permit route would apply once handover completes, the same as any other standard freehold Dubai apartment.
