About Beach Isle Tower 2
Beach Isle Tower 2 is one of two Emaar Properties towers making up the Beach Isle development at Emaar Beachfront, Dubai Harbour, sitting on a single plot with direct private beach access alongside its sister tower, Beach Isle Tower 1. Both towers already appear together in Royale Stays' existing Beach Isle, Emaar Beachfront guide; this guide focuses specifically on Tower 2's own unit mix, floor count and short-term rental context, since Tower 2 carries its own distinct property listings and search demand separate from the wider development.
Construction on Beach Isle began around April 2020, and both towers, including Tower 2, were substantially complete by April 2023. Sources place Tower 2 at 22 to 23 storeys: one property portal states 23 storeys, while a detailed architectural floor breakdown lists 22 (ground, mezzanine, four podium levels, 17 typical floors, plus lower, middle and upper roof levels). The small gap likely reflects a ground-floor or podium counting difference rather than a genuine dispute. Tower 1 is reported taller, at 29 to 30 storeys.
Emaar Beachfront itself launched in January 2018 and is planned to comprise around 27 residential towers on completion, alongside a five-star hotel managed by The Address Hotels + Resorts.
Location & Nearby Landmarks
Beach Isle Tower 2 sits within Emaar Beachfront, a reclaimed peninsula in Dubai Harbour between Dubai Marina and Palm Jumeirah, in the Marsa Dubai area. Emaar Beachfront has its own dedicated Royale Stays area guide covering location, connectivity and the wider rental market context.
Beach Isle Tower 2 joins Royale Stays Building Guides already covering Emaar Beachfront, including the wider development's own shared entry, Beach Isle, Emaar Beachfront. Other Emaar Beachfront towers covered separately on royalestays.com include Grand Bleu Tower 1 and Beach Vista Tower 2, each with its own layout and unit mix.
Unit Types
Beach Isle Tower 2 offers one to four-bedroom apartments, matching the wider Beach Isle development's unit mix, which spans roughly 758 to 2,584 square feet across both towers. A second, tower-specific source independently confirms the same one to four-bedroom range for Tower 2 itself, though exact per-unit sizes are not broken out separately from the development-wide figures, so this guide states the wider, better-corroborated range rather than an unconfirmed tower-only figure.
Amenities
Residents and guests across the Beach Isle development have access to a Miami-style pool deck with cabanas, an infinity pool, a children's splash pool and play area, direct private beach access, podium-level retail, a tropical landscaped garden, a gym, a beach volleyball court and jogging and cycling paths. Amenity offerings can change after handover, so Royale Stays recommends confirming current facilities directly with building management.
Transportation & Access
Emaar Beachfront has no Metro station of its own, and Beach Isle Tower 2 is reached primarily via Sheikh Zayed Road and the wider Dubai Harbour road network. Most residents and guests rely on driving or ride-hailing to reach Dubai Marina and JBR, both a short drive away, and the wider city beyond that.
Rental & Price Trends
Royale Stays has not compiled Emaar Beachfront-specific market data covering long-term lease rents, service charges or short-term rental performance, so no area-level or building-specific figures are stated here rather than an invented estimate. Owners considering a unit at Beach Isle Tower 2 can run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific estimate instead.
Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including at Beach Isle Tower 2, needs a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication and housekeeping between stays. Beach Isle Tower 2 carries no hotel brand and no Vida-class prohibition, so this is a standard owner DTCM application, not a routed-through-management-company case.
Beach Isle Tower 2 already has a visible, tower-specific short-term rental presence: a hotel-style listing named directly for the tower appears on Booking.com. Royale Stays does not currently have booking performance data specific to this tower to draw on, so this guide does not present an income figure it cannot support. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, from a fee starting at 15% of gross booking revenue, covered further in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to move forward can submit their property for a free earnings estimate.
