About The Villa

The Villa is a freehold villa community developed by Dubai Properties in partnership with Al Mazaya Holding Company, in Wadi Al Safa 5 within the wider Dubailand masterplan. Launched in 2005 and largely mature by 2010, the community offers 4, 5 and 6-bedroom Spanish-style courtyard villas across roughly 1,800 total plots, around 540 of which were built directly by the developer while the remaining 1,260 were developed individually by their owners. The community is arranged into four distinct areas around three village circles: Ponderosa, with ranch-style courtyard villas and central pools; Hacienda, with courtyard villas linked by water channels; The Aldea, home to a tennis academy; and The Centro, the community's clubhouse, cafe and retail hub.

A quick disambiguation note for anyone researching The Villa online: this guide covers the Dubai Properties freehold villa community in Dubailand specifically. The Villa sits directly next to a separate, similarly-named Dubai Properties community, Villanova, whose own sub-communities (La Quinta, La Rosa, Amaranta and La Tilia) are sometimes confused with The Villa's own internal areas because the two developments are genuine neighbours. The Villa is also unrelated to Villa Rotana, an established Dubai hotel in Al Barsha, and to La Ville Hotel & Suites in City Walk, two unconnected hospitality brands that happen to share similar-sounding names.

The 1,800-villa total (540 developer-built, 1,260 owner-built) and the 35 million sq ft site area are each drawn from a single portal source rather than independently confirmed against a second dataset.

Location & Nearby Landmarks

The Villa has convenient access to Sheikh Mohammed Bin Zayed Road (E311), Emirates Road (E611) and Al Ain Road (E22). Falconcity of Wonders is about 2.5 kilometres away, with Liwan around 2.6 kilometres and Arabian Ranches 3 roughly 3.8 kilometres away. IMG Worlds of Adventure is about a 4-kilometre drive and Global Village around 5.7 kilometres.

Royale Stays' guide to Living Legends, another Dubailand villa community roughly 5.8 kilometres away, covers a neighbouring project Royale Stays also writes about. 180 Degrees Villas, in Liwan, is another Dubailand villa community covered separately.

Unit Types

The Villa consists entirely of 4, 5 and 6-bedroom Spanish-style courtyard villas, arranged across four named areas: Ponderosa, Hacienda, The Aldea and The Centro. Every villa was designed with a courtyard, terrace and private garden space, reflecting the community's consistent Spanish and Mediterranean architectural theme.

Amenities

The Villa offers landscaped gardens and pathways, a children's play area, a park, a nursery, a mosque (Masjid Al Aisha Umm Al Mumineen) and tennis courts at the community centre, alongside a supermarket, a coffee shop, a pharmacy and a beauty salon. The Aldea is home to a tennis academy and sports club, and The Centro serves as the community's clubhouse and retail hub with cafes and restaurants. GEMS FirstPoint School is about 1.8 kilometres away, with Repton School and The Aquila School also nearby.

Transportation & Access

Like most Dubailand communities, The Villa is a car-dependent area with no direct Metro or Tram access. Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Ain Road connect residents to the rest of Dubai.

Portal listing data suggests 4-bedroom rental villas in The Villa have ranged from around AED 150,000 to AED 185,000 per year, while 5-bedroom rentals have ranged from roughly AED 160,000 to AED 250,000 per year, though actual prices move with unit size, cluster and condition.

This rental range comes from a single portal reference rather than an independently confirmed second dataset, so it is quoted here as market context only, not a guaranteed figure.

Airbnb / Short-Term Rental Income Potential

Royale Stays does not currently manage any properties in The Villa or the wider Dubailand area, so there is no The Villa-specific earnings figure to quote here. What can be said honestly is that Dubai Properties' development of The Villa carries no short-term-letting restriction of the kind that applies to hotel-branded buildings like Vida, so a villa here is not structurally blocked from holiday-home use.

For a real sense of what professional villa management can deliver in Dubai, Royale Stays' own resilience data from managing a villa in Mag City, MBR City, and its work across DAMAC Hills and DAMAC Hills 2, are the closest genuine comparisons available, rather than any invented figure for The Villa itself. Royale Stays manages Dubai holiday homes from a fee starting from 15%, covering furnishing, professional photography, dynamic pricing, guest communications and maintenance coordination.

Royale Stays does not currently manage any properties in The Villa or the wider Dubailand area; figures above describe the company's real Mag City/DAMAC Hills villa-management track record for context.

No. The Villa and Villanova are two separate, adjacent Dubai Properties communities in Dubailand. Villanova’s own sub-communities are La Quinta, La Rosa, Amaranta and La Tilia. The two are genuine neighbours, which is why they are sometimes confused, but they are distinct freehold projects with different internal layouts.
Around 1,800 villas in total, of which roughly 540 were built directly by the developer and the remaining 1,260 plots were developed individually by their owners.
The Villa has landscaped gardens, a children’s play area, a mosque, a community centre and tennis courts, plus a supermarket, coffee shop, pharmacy and beauty salon. The Aldea area is home to a tennis academy, and The Centro serves as the community’s clubhouse and retail hub.
Yes, structurally speaking. Dubai Properties’ development of The Villa does not carry the kind of short-term-letting restriction that applies to hotel-branded buildings like Vida. Royale Stays does not currently manage any properties in The Villa, so no community-specific earnings figure can be quoted, but the company’s Mag City and DAMAC Hills villa-management track record shows what professional management can achieve on a comparable Dubai property.
