180 Degrees Villas sits in Liwan, a freehold township in the Dubailand corridor, in the Wadi Al Safa 2 area. The community was developed by AlSayyah Group and takes its name from the semi-circular shape of the land it sits on: 36 of its five-bedroom villas curve along the eastern perimeter in a 180-degree arc, wrapped around a three-storey retail and clubhouse building at the centre. In total the community has around 145 homes: 126 five-bedroom villas and 19 apartments, plus 4 retail units, spread across 12 blocks labelled Block A through Block L. Construction started in November 2021 and the project was substantially delivered by around August 2023, and it is fully occupied today with dozens of active rental listings.
It is worth noting that AlSayyah Group, the developer of 180 Degrees Villas, is a different entity from the "Al Sayyah Group" credited elsewhere as a developer in Royale Stays' own coverage of Sulafa Tower, a 75-floor high-rise in Dubai Marina completed in 2010. These are two separate projects with no connection beyond a similar developer name: one is a low-rise Liwan villa community delivered in 2023, the other a Dubai Marina residential tower delivered in 2010.
Villas in 180 Degrees Villas are five-bedroom homes, with 36 of them forming the community's signature curved block along the eastern perimeter. Shared amenities include two public swimming pools, with many individual villas also having private pools, a gymnasium, a supermarket, two children's playgrounds, a tennis court, a squash room, a basketball pitch, a football pitch and a volleyball pitch, all built around the community's central retail and clubhouse building.
180 Degrees Villas is close to Dubai Silicon Oasis, roughly 2 kilometres away, and sits near Al Ain-Dubai Road and Sheikh Mohammed bin Zayed Road. It is roughly 19 to 21 minutes' drive to Downtown Dubai, Burj Khalifa and Dubai Mall, and around 17 to 19 minutes to Dubai International Airport, depending on traffic. Meydan is about 12 minutes away and Silicon Oasis about 9 minutes away.

As of August 2026, five-bedroom villas in 180 Degrees Villas were asking roughly AED 200,000 to AED 250,000 a year on the long-term rental market, with unit sizes roughly 1,983 to 3,341 square feet, based on live portal listings at the time of writing. Private pools and maid's rooms are common features advertised. Figures should be confirmed directly, as asking rents move over time.

Royale Stays does not currently manage a property in Liwan, so there is no Liwan-specific occupancy or nightly-rate data to share. What the company can point to is its own real villa-management track record elsewhere in Dubai: its MAG City villa achieved an average daily rate of AED 1,399.41 and 80.22 percent occupancy across a four-month tracked window from December 2025 to April 2026, based on the company's own booking data, and the company separately manages villa properties in DAMAC Hills and DAMAC Hills 2.
