About Living Legends
Living Legends is a freehold residential community in Wadi Al Safa 3, part of Dubailand, developed by the Saudi developer Tanmiyat and launched in 2007. The community combines 500 standalone villas, split into four design types (A and B sit closest to the community's golf course, C and D are set among landscaped gardens), with 12 apartment towers holding roughly 2,000 to 2,200 studio, one, two and three-bedroom apartments, plus townhouse products such as Taormina Village.
The apartment towers are individually named after historical and mythical figures, among them Sinbad, Caesar, Shakespeare and Hercules, a naming convention that traces back to the community's original concept as a themed development. Construction ran through an extended build-out: the first phase of 184 villas and one apartment tower was handed over in June 2016, with later phases following through 2017 and the community's official completion year recorded as 2015. This guide covers the residential community of the same name in Dubailand, it is unrelated to Co-Living Legends, a separate shared-accommodation rental brand also operating in Dubai.
Location & Nearby Landmarks
Living Legends sits in Wadi Al Safa 3, within Dubailand, just north of Global Village, connected to Sheikh Mohammed Bin Zayed Road (E311) via a dedicated bridge link. The community does not currently have its own Dubai Metro or bus station.
Neighbouring communities include Majan, City of Arabia, Sobha Reserve and Falcon City of Wonders. Living Legends also borders Al Barari, another Dubailand villa community with a Royale Stays guide, for anyone comparing options in this part of Dubai. Elsewhere in Dubai, Royale Stays also covers Nad Al Sheba Villas, another gated villa community. Royale Stays also covers The Villa, a Dubailand villa community roughly 5.8 km away.
Unit Types
Villas across Living Legends' four design types (A through D) run four to six bedrooms, Types A and B sit closest to the community's golf course, while Types C and D are set among landscaped gardens. The community's 12 apartment towers add studios, one, two and three-bedroom units, and townhouse products such as Taormina Village offer a further four-bedroom option. Reported total unit counts vary slightly by source, roughly 2,000 to 2,200 apartments, and are given here as a range rather than a single precise figure.
Amenities
Living Legends was designed around a nine-hole golf course by the Swiss golf-course architect Peter Harradine, along with a driving range and clubhouse, part of the community's original masterplan concept. The community includes sports courts, a retail plaza, a nursery, and its own Carrefour supermarket outlet.
Transportation & Access
Living Legends connects to Sheikh Mohammed Bin Zayed Road (E311) via a dedicated bridge link. As a newer development, the community does not currently have its own Dubai Metro or bus station, residents typically rely on private vehicles or ride-hailing services such as Uber, Careem and RTA Smart Taxi.
Rental & Price Trends
Living Legends' villa, apartment and townhouse resale and rental market has matured since the first 2015-2016 handovers, though publicly available pricing and yield figures vary by unit type and by source, and are not restated here as single verified numbers. As a mixed villa-and-apartment community rather than a short-term-rental-dense tower cluster, owners considering Airbnb here should expect a smaller, more localised comparable-listing pool than in apartment-heavy areas like Dubai Marina or Downtown Dubai. Owners weighing a Living Legends property against a standard long-term Ejari tenancy can model both scenarios with Royale Stays' Dubai property ROI calculator.
Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a Living Legends villa or apartment, requires a DTCM holiday home permit. See Royale Stays' holiday home permit guide for the application process. As a freehold community developed by a private Saudi developer, not Emaar, not a hotel or serviced-apartment operator, the permit is applied for directly, the same routing that applies at Mudon, Al Barari, Arabian Ranches and Jumeirah Golf Estates.
Royale Stays does not currently manage a property in Living Legends. The company's real Dubai villa short-term rental track record comes from a villa it manages in MAG City, part of the MBR City masterplan: across a four-month tracked window (December 2025 to April 2026, a shorter period reflecting that property's onboarding date), the villa achieved an average daily rate of AED 1,399 and 80.22% occupancy, confirmed via the company's Hospitable booking-channel data. Royale Stays also manages villas in DAMAC Hills and DAMAC Hills 2. This is the company's own managed-portfolio performance for different, nearby villa communities, not a Living-Legends-specific estimate.
Full-service management for a Dubai villa or apartment covers furnishing, photography, pricing, guest communications and maintenance coordination, from a management fee starting at 15%. For a wider comparison of how full-service management stacks up across Dubai operators, see Royale Stays' guide to choosing an Airbnb manager in Dubai.
