About Skyvue Solair

Skyvue Solair is being built by Sobha Realty in Sobha Hartland II (also written Sobha Hartland 2), part of Mohammed Bin Rashid City (MBR City). Per Sobha Realty's own project page, it is the inaugural tower in the Skyvue cluster, a group of towers overlooking the Dubai skyline and the Ras Al Khor Wildlife Sanctuary. The tower offers 1, 1.5, 2 and 3-bedroom apartments and stands 54 storeys tall according to the developer's own project page.

Construction is under way. Sobha Realty describes the tower as having a distinctive facade designed for panoramic views; a specialist off-plan portal describes the design more specifically as a zig-zag facade with triangular floor plans intended to maximise natural light. As of 2026, no unit at Skyvue Solair has been handed over to owners, and this guide is written accordingly: it does not present any current income, occupancy or resident figure for the building, because none exists yet.

The tower's storey count is not fully settled across sources: Sobha Realty's own project page states 54 floors, while a separate third-party portal states 58 floors; this guide uses the developer's own figure as primary. Total unit count is not confirmed by any source reviewed and is not asserted here. Skyvue Solair is one of at least two other towers sharing the Skyvue name at Sobha Hartland II, Skyvue Spectra and Skyvue Stellar, both described elsewhere as part of the same three-tower Skyvue cluster. A separate, later-launched Sobha project called Skyvue Altier also sits at Sobha Hartland 2 under a similar name; sources are not consistent on whether Altier is part of the same cluster or a separate launch, so this guide does not assert either way.

One portal lists the mix as 1, 1.5 and 2-bedroom apartments only, without mentioning the 3-bedroom layout confirmed on Sobha Realty's own official page, and a separate portal states an overall size range of roughly 850 to 3,200 square feet, wider than the specific unit sizes shown on listed floor plans. Amenities

Sobha Realty's own project materials and a specialist off-plan portal describe planned amenities for Skyvue Solair including an infinity pool and jacuzzi, sensory gardens, a water obstacle course, a skateboarding park, an open-air cinema, an amphitheatre seating area by the water, a community gardening space, meditation and yoga zones, a rooftop party terrace with barbecue area, and indoor music and art rooms. As with any pre-handover building, the exact amenity list can still be adjusted before delivery.


Transportation & Access

Skyvue Solair's Sobha Hartland II location connects into MBR City's road network via Ras Al Khor Road and Al Ain Road, with onward access to Al Khail Road, Downtown Dubai and Business Bay. As the wider Skyvue cluster and Sobha Hartland II masterplan are still under construction, surrounding road and community infrastructure will continue to build out alongside the towers over the next few years.


Skyvue Solair remains an off-plan, under-construction tower as of 2026. Completion is most commonly cited around March 2029, though a DLD-registered project listing (RERA permit 1746290117) states a later Q1 2030 target, and there is no completed-unit rental track record for this specific tower yet. Reported off-plan starting prices also vary noticeably by source: several independent portals cite a starting price of roughly AED 1.28 to 1.3 million, which appears to reflect the tower's original launch pricing, while Sobha Realty's own live pricing page and the same DLD-registered listing both currently show a substantially higher starting figure of around AED 2.46 million, which likely reflects updated inventory pricing as construction has progressed and earlier, lower-priced units have sold. Because Skyvue Solair has not yet been handed over, there is no occupancy or income data for this tower, and none is invented here. MBR City, including Sobha Hartland II, is not yet one of Royale Stays' active service areas.

Once handover approaches, owners at Skyvue Solair considering short-term rental should know that Sobha Realty is a master developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Skyvue Solair apartments can't be run as licensed holiday homes once completed.
