About Park Central

Park Central is a 16-storey residential tower in Business Bay, developed by DAMAC Properties through its subsidiary DAMAC Star Properties, close to Al Asayel Street, Al Khaleej Al Tejari 2 Street and Marasi Drive.

Multiple independent sources (Bayut, Propsearch and famproperties) consistently describe Park Central as a 16-storey building with two basement parking levels, totalling 120 residential units across studio, one and two-bedroom apartments, on a freehold ownership basis. Construction began in March 2010 and the tower was completed in November 2013.

One single source (Propsearch) states Park Central was originally designed as an office building before being redesigned for residential apartments partway through construction; this detail was not corroborated by a second source, so it is noted here rather than stated as settled fact. Park Central, Business Bay should not be confused with One Park Central, a separate residential project by Iman Developers in Jumeirah Village Circle, or with Park Central in Hong Kong, an unrelated overseas hotel and residential complex.

Location & Nearby Landmarks

Park Central sits in Business Bay near Al Asayel Street, Al Khaleej Al Tejari 2 Street and Marasi Drive, within about 5 minutes of Business Bay Metro Station and Burj Khalifa Metro Station, and around 6 minutes of Financial Centre Metro Station. Downtown Dubai landmarks including Burj Khalifa, The Dubai Mall and The Dubai Fountain are roughly 10 minutes away by car.

Park Central joins Royale Stays' wider Business Bay Building Guide cluster alongside Ubora Towers and AG Tower, both roughly 200 metres away, and Avanti Tower, a fellow DAMAC-developed tower about 300 metres away.

Park Central falls within Royale Stays' wider Business Bay coverage area, detailed in Airbnb Property Management in Business Bay.

Unit Types

Park Central offers 120 units across studio, one and two-bedroom apartments. Bayut lists studio apartments at around 500 square feet, one-bedroom apartments between roughly 643 and 990 square feet, and two-bedroom apartments around 1,266 square feet. Dubai Land Department transaction records, via Propsearch, show real recorded studio sales between 334 and 450 square feet, a one-bedroom sale at 844 square feet, and two-bedroom sales between 1,030 and 1,296 square feet, reflecting some size variation across floors and layouts.

Amenities

Park Central offers a furnished gymnasium, a rooftop swimming pool with poolside furniture, steam and sauna rooms, a landscaped rooftop garden, an outdoor cafe and retail outlets on the ground floor, plus a barbecue area and a kids' play area, confirmed consistently across Bayut and famproperties' own amenities listing. The building runs 24-hour security with CCTV surveillance and has multiple high-speed elevators and underground parking.

Transportation & Access

Park Central is around 5 minutes from Business Bay Metro Station and Burj Khalifa Metro Station, and about 6 minutes from Financial Centre Metro Station, with the Capital Golden Tower bus stop roughly a 7-minute walk away. Dubai International Airport is approximately 21 minutes' drive, per Propsearch's own drive-time estimates.

Dubai Land Department transaction records, via Propsearch, give a real recorded read on Park Central resale pricing rather than an estimate.

Recent recorded sales at Park Central range from roughly AED 599 to AED 1,344 per square foot for studios and around AED 831 to AED 1,200 per square foot for two-bedroom units. Separately, PropertyFinder's live rental listings show Park Central apartments renting from around AED 49,000 to over AED 100,000 per year depending on unit size and layout. Live listing prices move regularly and should be checked directly for a specific unit rather than relied on as a fixed figure.

STR Income Potential

Park Central is a standard DAMAC freehold residential tower, not Vida-branded and with no confirmed short-term-letting prohibition, so it qualifies for a standard DTCM holiday home permit.

Short-term listings already exist under the Park Central name specifically, including a Booking.com listing for a studio apartment operated by Allsopp & Allsopp, a known Dubai holiday-home operator, confirming live third-party short-term demand for the building rather than an assumption.

Royale Stays does not currently have booking data specific to this building, so this guide does not present a building income figure it cannot support. Royale Stays' ROI calculator can model a specific unit size against comparable completed Business Bay towers.

Royale Stays offers full Airbnb and holiday home management, covering furnishing, photography, pricing, check-in, guest communications and maintenance, for a fee starting from 15%, and owners can request a free rental assessment for a unit at Park Central.

No Royale Stays-managed unit or Airbnb listing currently exists at Park Central. The Booking.com listing referenced above is third-party activity, not part of Royale Stays' own data.
