Avanti Tower, Business Bay
DAMAC Properties developed Avanti Tower, a 15-storey block in Business Bay that holds 132 homes in total. The homes run from studios to three-bedroom apartments, with one-bedroom and two-bedroom layouts in between, so a single building covers a solo traveller on a short trip and a family settling in for a month. The guide starts with the tower and the way a day runs inside it, then moves to the road in, the getting around and the streets nearby.

Fifteen floors among taller neighbours
Fifteen storeys is on the low side for Business Bay, where most buildings have more than 20 floors. DAMAC has taller names in the district too. Merano Tower is a 29-storey DAMAC building. Beside those, you are choosing the smaller building of the family when you pick this one.
Between Sheikh Zayed Road and Al Khail Road
Business Bay sits between Sheikh Zayed Road to the north and Al Khail Road to the south, with an exit onto Downtown Boulevard. The district was established in 2003. Its infrastructure was completed in 2008. Dubai Properties shaped it through projects such as Executive Towers and Bay Square, and the plan behind it envisages more than 230 towers on the same grid.
From the first set of weights to the steam room
The building has a gym and a swimming pool, which gives a day inside it an order you can follow without leaving the tower. Weights go first while the morning is cool, and the swimming pool is the natural afternoon stop when Dubai is at its hottest.
Evenings can stay on site too. The building has cafes or restaurants, so dinner does not need a taxi, and it has a sauna and a steam room for the end of the night.
Gardens, a play area and a cafe downstairs
If you travel with children, the play area gives them somewhere to spend an hour, and the landscaped gardens add outdoor space that is not the street. Between the two, an afternoon with small children can stay inside the building's own grounds.
The front desk and the parking space
Arriving at the tower starts at a reception desk, the building has security and CCTV cover, and maintenance services are provided at the building, which counts on a longer stay when something needs fixing. If you come by car, the building has parking, and most towers in the district include covered parking with paid street parking as well.
Studio or three-bedroom: which size to book
Four home types let you match the size to the trip. A studio suits one traveller or a couple on a short stay, and a one-bedroom gives a work trip a separate room to sleep in. A two-bedroom or three-bedroom suits a family or colleagues sharing, where the extra room is what turns a week into a month. Business Bay's canal-side towers and a Red Line station suit someone in town for work who wants an apartment with a kitchen rather than a hotel room.
For a family week the pieces fit together: children get the play area and the gardens, everyone shares the pool, and whoever wakes first takes the gym. For a couple, the pool followed by the sauna and the steam room makes a slow evening without leaving the tower.
On a month-long stay the routine counts for more than the view. The gym and the pool become the weekly rhythm, and Spinneys and Choithrams cover the shop.
A working-week address, less of a quiet one
It suits you less if you want a quiet residential district. Business Bay is work-driven and can feel transactional, though its central position and the canal walks count in its favour. Congestion creates bottlenecks entering the district from Sheikh Zayed Road, and peak-hour traffic is heavy.
From the terminal to the lobby
Dubai International (DXB) is the airport you land at, and the Red Line runs from Business Bay Metro Station to DXB Terminals 1 and 3. Taxis add to the train and the buses, and so do Uber and Careem. A taxi takes you to the door in one leg, while the train needs a taxi or a bus for the last stretch from the station.
Where the traffic bunches up
Sheikh Zayed Road and Al Khail Road serve the district, with Ras Al Khor Road as a third way in, and peak-hour traffic can slow things down. Two bridges linking Al Asayel Street and Al Wasl Club Street to Business Bay Crossing are open as part of the Sheikh Rashid Corridor works. On a landing at rush hour, the train is worth weighing against the car.
Red Line stop, skybridge and bus routes
Business Bay Metro Station sits one stop from Burj Khalifa / Dubai Mall on the Red Line, and a skybridge over Sheikh Zayed Road links the station with the Al Wasl side of the highway. The F14 and F41 both call at the station. Several RTA bus routes, including those two, run out to Al Quoz and Al Satwa, then on to Oud Metha and Al Safa.
A boat on the canal for two dirhams
The DC2 marine line runs along the canal. It stops at Marasi and Business Bay, among other stations. It sails from eight in the morning to ten at night Monday to Saturday and from ten to ten on Sundays, with a boat every thirty to fifty minutes. The fare is AED 2 per stop.
Bay Avenue and an indoor golf course
Bay Avenue Mall is the main retail centre in Business Bay, inside the Executive Towers, with clothing and electronics shops, plus sportswear and a grocery. Bay Avenue Park has space for cycling and football as well as dog walking, and it has free Wi-Fi and a shopping centre beside it. Bay Avenue also hosts farmers' markets and music festivals, plus holiday events such as Earth Day and Mother's Day.
For a hot afternoon indoors, DAMAC Towers by Paramount, elsewhere in the district, holds Five Iron Golf, an indoor golf and entertainment space and the brand's second Dubai venue.
The supermarkets
Spinneys and Choithrams are both here. Carrefour Market and West Zone Supermarket are in the district too. Loft Supermarket and Viva Supermarket also trade in the district, as does W Mart Supermarket, so a first bag of shopping has more than one answer.
Coffee at Tazzina, dinner at the Blacksmith
Tazzina and Cafe Barbera are among the cafes in Business Bay, alongside Costa Coffee and Brews.
For a sit-down dinner, The Blacksmith Bar and Eatery and MAMA'Esh are in the district, and Kitchen6 is at JW Marriott Marquis. The Oberoi and Taj Dubai are among the other top hotels in Business Bay.
Clinics near, hospitals by car
Business Bay has pharmacies and clinics, while hospitals and specialist centres are in the adjacent areas. Emirates Hospital Clinic is on Bay Avenue. Medicare Hospital is in Safa. Emirates Hospital in Jumeirah is further out by car.
Next door: Downtown
Business Bay borders Downtown Dubai and has its own Red Line station, next to the Burj Khalifa/Dubai Mall stop. You ride one stop on the same line.
If you own here
If you own here, Royale Stays manages homes for owners at a management fee from 15%. The service covers furnishing and photography. It also covers pricing and check-in, plus guest communications and maintenance coordination. Our Airbnb Property Management in Business Bay sets the district out from the ownership side. Airbnb and holiday home management, Damac Reva Residences, Damac Towers by Paramount, ROI calculator, Peninsula Three and request a free rental assessment have their own guides. Hosting guests in a Dubai apartment needs a holiday home permit from the Department of Economy and Tourism, and owners register on the Holiday Homes System first. Our guide to Business Bay for owners sets the district out from the ownership side.
The boardwalk after dinner
The Dubai Canal Boardwalk runs through Business Bay and gives the towers a waterside walking route. Burj Park has views of the Burj Khalifa. Walk the boardwalk after dinner, and keep the park for the view.
