About Como Residences

Como Residences is an ultra-luxury residential tower under construction on the trunk of Palm Jumeirah, developed by Nakheel through its subsidiary The Palm Jumeirah Company. Nakheel's own project page describes the tower at 76 storeys holding just 76 residences and standing over 300 metres tall; earlier planning and contract-award coverage cited 75 storeys, a one-floor variance rather than a real conflict on the building's scale. Construction began in September 2023, and the main construction contract, worth around AED 1.8 billion (about USD 490 million), was awarded to ALEC Engineering and Contracting in September 2024. The design architect is Benjelloun Piper Architecture, and the tower's seashell-inspired facade is designed to give every residence wraparound balconies with 180 to 360-degree views across Palm Jumeirah, the Arabian Gulf and the Dubai skyline.

Como Residences is not confirmed to be affiliated with COMO Hotels and Resorts, the Singapore-based boutique hospitality group. Despite the shared name, Nakheel markets and develops the tower independently, and several broker-run marketing microsites exist for the same single project rather than for separate entities.

Unit Types & Design

Como Residences will hold just 76 residences: two to seven-bedroom apartments and duplexes, plus a five-bedroom duplex penthouse. Each floor is designed to hold a maximum of two apartments, served by access-controlled elevators opening into private lobbies. Reported covered areas range widely by unit type, from around 3,000 to 5,230 sq ft for two-bedroom apartments up to around 6,500 to 11,990 sq ft for four-bedroom apartments, with smart home systems, floor-to-ceiling windows and, in some units, private pools and driver's quarters.

In November 2023, a five-bedroom, roughly 22,000 sq ft duplex penthouse at Como Residences sold for AED 500 million (about USD 136 million), reported at the time as the most expensive penthouse ever sold in Dubai.


Amenities

Planned amenities include an elevated private sandy beach, a 25-metre lap pool, a rooftop infinity pool and a 360-degree rooftop viewing deck, a wellness centre, spa and gym, a private cafe lounge and residents' lounge, a business centre, padel and squash courts, children's play areas, and covered parking with valet service.


Construction Status & Handover

Como Residences is still under construction as of this guide's research date. The tower launched in May 2023 and broke ground in September 2023. Nakheel awarded the main AED 1.8 billion construction contract to ALEC Engineering and Contracting in September 2024, at which point the handover target was set at Q2 2028, revised from an earlier Q3 2027 estimate. An earlier marketing-stage estimate had cited Q1 2027.

As with any active off-plan project, the date written into a buyer's own Sales and Purchase Agreement should be treated as authoritative over any portal or brochure estimate.


Airbnb / Short-Term Rental Income Potential

Because Como Residences has not yet been handed over, there is no existing short-term rental track record, occupancy figure or Royale Stays-managed listing to point to for this specific building today.

Once units begin transferring, owners in a freehold, Nakheel-developed tower like this one (not a hotel-branded building, so not subject to the Vida-style restriction that applies to some other Dubai developments) can expect to follow the standard DTCM holiday home permit route, typically arranged through the building's own management once it is operational.
