About Marina Residences 1

Marina Residences 1 is a residential tower on Palm Jumeirah, one of six numbered towers that make up Nakheel's Marina Residences complex at the tip of the Palm Jumeirah trunk. Despite the name, the building sits on Palm Jumeirah itself, not in Dubai Marina, and it is also a genuinely different building from "Marina Residence" in Dubai Marina, a separate two-tower development by Sharaf Group on Marsa Street completed in 2006 with 172 units. The two are easy to confuse by name alone, but they sit in different areas, came from different developers, and have different unit counts entirely.

Marina Residences 1 is a 15-storey tower, completed in 2009, developed by Nakheel and built as freehold. Building-level listing data puts the tower at 160 units in total, spanning one-bedroom apartments, two and three-bedroom apartments in more than one configuration, and four-bedroom duplex penthouses. The wider Marina Residences complex around it totals 940 units across all six buildings, built around Nakheel's 600-berth Anchor Marina.

Location & Nearby Landmarks

Marina Residences 1 sits at the tip of the Palm Jumeirah trunk, close to Frond P and Frond O beaches, with direct access to Nakheel Mall and The Pointe. Atlantis The Palm and Fairmont The Palm are both a short drive away, and sibling tower Marina Residences 4 sits within the same complex, a few minutes on foot.

For a full picture of Airbnb management across the island, see Royale Stays’ area guide to Airbnb property management on Palm Jumeirah. Marina Residences 1 joins Royale Stays’ Palm Jumeirah Building Guide cluster alongside Fairmont The Residence North, Marina Residences 6, Marina Residences 4, Mina by Azizi, Tiara Residences and Balqis Residence; more Palm Jumeirah buildings will be added to this cluster over time.

Unit Types

Marina Residences 1 offers one-bedroom apartments, two-bedroom apartments around 1,700 to 1,930 sq ft, three-bedroom apartments around 2,440 to 2,751 sq ft, and four-bedroom duplex penthouses, per Bayut's building listing data. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for this guide.

Amenities

Marina Residences 1's on-site facilities include a shared swimming pool, jacuzzi, gym and steam room, indoor and outdoor kids' zones with a dedicated kids' club, round-the-clock security with CCTV coverage, covered parking, and high-speed card-access elevators, based on listing-level descriptions. Owners and prospective renters should confirm current on-site facilities directly with the building's management, since amenity offerings can change over time.

Transportation & Access

Palm Jumeirah is served by the Palm Monorail, connecting to the Dubai Tram at Gateway Towers station on the mainland. Marina Residences 1 also has direct road access via Sheikh Zayed Road, with the nearest Dubai Metro stations roughly a 10 to 15-minute drive depending on traffic and route.

Bayut's own listings show two-bedroom apartments at Marina Residences 1 renting for roughly AED 190,000 to AED 240,000 a year, and three-bedroom apartments from about AED 320,000 to AED 340,000 a year, figures from Bayut, not a Royale Stays estimate. On the sales side, Bayut cites an average Dubai Land Department transaction price of around AED 4,500,000, against a higher average asking price on current listings, reflecting typical gaps between recorded transactions and live asking prices. Owners considering a unit at Marina Residences 1 can run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific estimate.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including at Marina Residences 1, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Marina Residences 1 would need to hold that permit before listing a unit, in addition to confirming the building's own short-term letting policy. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

Marina Residences 1 already has a genuine short-term rental presence: a Booking.com listing for "Marina Residence 1, Palm Jumeirah, Dubai" describing a two-bedroom apartment with pool, gym and kids' play area access, and a separate Marriott Homes and Villas listing for a two-bedroom holiday apartment in the Marina Residences complex run by DVH Holiday Homes. Royale Stays does not currently have booking data specific to Marina Residences 1 to draw on, so this guide does not present a building income figure it cannot support.

For an owner weighing whether Airbnb makes sense for a unit at Marina Residences 1, the practical starting points are confirming the building's short-term letting policy, applying for the DTCM permit, and pricing the unit against comparable Palm Jumeirah listings. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, from a fee starting at 15% of gross booking revenue. Owners ready to move forward can submit their property for a management review.
