Balqis Residence is a landmark residential complex on the Palm Jumeirah Crescent, developed by IFA Hotels and Resorts and completed in 2018 after construction began in 2008. Named after Balqis, the Arabic name for the Queen of Sheba, the development sits within Palm Jumeirah’s Kingdom of Sheba sub-community and takes its architectural inspiration from traditional Arabian design, with arched windows, ornamental stonework and a private beachfront setting between Atlantis The Palm and the Kempinski Hotel and Residences.
The complex is made up of two apartment buildings, Balqis Residence Block A and Balqis Residence Block B, offering around 300 residences across the wider complex including 2 to 5-bedroom apartments and duplex penthouses, with covered areas ranging from roughly 2,037 to 3,655 sq ft. A separately-branded villa component, marketed as Wyndham Residences The Palm, also referred to as Balqis Residence Villas, sits within the same masterplan but is a distinct product from the apartment blocks. This guide focuses on the apartments in Block A and Block B, which is where Royale Stays’ current Palm Jumeirah management service applies; Royale Stays does not yet manage Palm Jumeirah villas, including any in the Wyndham or Balqis Villas component.

Balqis Residence sits on the Palm Crescent, one of the most sought-after stretches of Palm Jumeirah, positioned between two of the island’s best-known hospitality landmarks: Atlantis The Palm and the Kempinski Hotel and Residences Palm Jumeirah. Atlantis Aquaventure Waterpark is a short walk or drive away, and residents and guests are also within easy reach of Burj Al Arab views and JBR Beach further along the coastline.
