About Hattan
Hattan is one of Arabian Ranches' original villa sub-communities, sitting in the western part of Emaar's flagship gated masterplan, close to Motor City and Dubai Studio City, and bordering the Alvorada, Palmera and Al Mahra sub-communities. Built by Emaar between 2005 and 2008, Hattan comprises 88 detached, three-storey villas in 4 and 5-bedroom layouts, with traditional Arabic architectural detailing: sandy-toned facades, enclosed courtyards and open terraces on the upper levels. Built-up areas run from around 5,443 to 7,230 square feet, and some upgraded villas sit on plots exceeding 13,000 square feet, with Emaar citing plots as large as 20,000 square feet for select units.
A quick note for anyone researching Hattan online: this guide covers the villa sub-community of that name inside Arabian Ranches. There is a separate, unrelated "Hattan" sub-community within The Lakes, part of Emaar's Emirates Living masterplan on the other side of Dubai, and a completely unrelated UAE holding company that also trades under the Hattan name. All three share only the word, nothing else.
Location & Nearby Landmarks
Hattan sits near the Arabian Ranches Golf Club, an 18-hole, par-72 course, and borders the Alvorada, Palmera and Al Mahra sub-communities within the same masterplan. It is close to Motor City and Dubai Studio City, with Dubai Miracle Garden also nearby. The nearest Metro station, First Abu Dhabi Bank, is roughly a 10 minute drive away.
Royale Stays' guide to Arabian Ranches Villas covers the wider masterplan. Hattan borders the sub-community covered in Royale Stays' Alvorada 4 guide, and joins the site's coverage alongside Savannah, another Arabian Ranches sub-community Royale Stays covers.
Unit Types
Every home in Hattan is a standalone, detached villa across three storeys (ground plus two upper levels), in 4 or 5-bedroom configurations. Internal layouts vary: some floor plans carry 5 bathrooms, others up to 9, alongside features like study rooms, maid's rooms, driver's rooms and private courtyards depending on the specific villa type. Built-up areas run from around 5,443 to 7,230 square feet.
Amenities
Hattan residents share swimming pools for adults and children, a tennis court, a basketball court, a children's play area and a barbecue station, plus everyday access to restaurants, a supermarket, a mosque, a clinic and a school within the wider Arabian Ranches community. Nearby schools include Jumeirah English Speaking School, rated Outstanding by the KHDA.
Transportation & Access
Hattan is a car-dependent community with no Metro or Tram access on site. The nearest Metro station, First Abu Dhabi Bank, is around a 10 minute drive away, and residents typically rely on private cars or ride-hailing services. Downtown Dubai and Dubai Marina are both reachable via the wider Sheikh Mohammed Bin Zayed Road and Al Qudra Road network.
Rental & Price Trends
Villa pricing and rental data for Hattan moves with the wider Dubai market and were not independently confirmed with a current, reliable figure during this research pass, so no specific AED sale price, rent or service charge is quoted here. As one of Arabian Ranches' established original sub-communities, Hattan tends to track the wider masterplan's positioning as a family-oriented, low-density freehold villa area.
Airbnb / Short-Term Rental Income Potential
Royale Stays does not currently manage any villas in Hattan or the wider Arabian Ranches masterplan, so there is no Hattan-specific earnings figure to quote here. What can be said honestly is that Emaar's development of Arabian Ranches carries no short-term-letting restriction of the kind that applies to hotel-branded buildings like Vida, so a Hattan villa is not structurally blocked from holiday-home use.
For a real sense of what professional villa management can deliver in Dubai, Royale Stays' own resilience data from managing a villa in Mag City, MBR City, and its work across DAMAC Hills and DAMAC Hills 2, are the closest genuine comparisons available, rather than any invented Hattan figure. Royale Stays manages Dubai holiday homes from from 15%.
Royale Stays does not currently manage any Hattan or wider Arabian Ranches villas; figures above describe the company's real DAMAC Hills/Mag City track record for context.
